    The Senior Construction Project Manager is responsible for managing the schedule, budget, quality, safety and relationships of construction projects in partnership with the Superintendent.

    This position plans and coordinates all aspects of the construction process to effectively manage the risk at hand.

    This includes managing subcontractors, supervising Assistant Project Managers and other project personnal, contract negotiations, client expectations, dispute resolution, estimating/pricing, material procurement and schedule production.

    ESSENTIAL JOB FUNCTIONS:
    Complies with safe working conditions and OSHA compliance for all construction projects

    Works with Superintendent to develop logistics planning for projects to facilitate safety, construction operations, material delivery, jobsite security, inclusion/protection/consideration of the public and local authorities

    Establishes overall bid packaging and bid alternates strategy for projects, coordinates with Project Executive and coordinates issuance of early release packages as required to support project schedule

    Communicates drawing completion level expectations to design team for various design milestones

    Reviews documents for completeness; verifies that previously accepted cost management suggestions are incorporated, and provides constructability and check-set review comments to design team to ensure quality

    Prepares and updates subcontractor/vendor list as necessary

    Identifies, cultivates and attracts new subcontractors and vendors as well as develops, maintains and enhances relationships

    Demonstrates knowledge of subs in various trades and regions

    Prepares Bid Packages to Bidders, communicates packaging, pricing breakdown, alternates, etc. to bidders

    Issues bid invitations to subs / vendors

    Ensures adequate bid coverage for each trade package (receipt of 3 bids minimum, 4 to 5 preferred), generates interest and get commitments on sub participation and obtains local participation to meet project needs

    Performs / manages document distribution

    Ensures complete inventory of documents, distributes plans, specifications and all other pertinent documents to subcontractors and ensures sub information needs are met

    Leads pre-bid conferences and/or perform jobsite visits as required

    Prepares clear, properly formatted, conceptual and detailed take-offs for all CSI divisions (simple thru complex)

    Addresses questions to architects / engineers for clarification

    Obtains and incorporates adequate costs in estimate to match contract terms and maximize profits (self-performed work, special conditions, labor burden, insurances, permits, bonds, taxes, licenses, contingency, fees, etc.) and coordinates with Project Executive and/or Senior Project Manager

    Requests bid bonds on bid jobs, if applicable

    Prepares clear, properly formatted, Bid Scope Worksheets and reviews Bid Scope Worksheets prepared by others for coordination

    Analyzes / scopes subcontractor and vendor bids

    Verifies proper and complete scope, establish consistency between bids to allow evaluation of apparent low bidder; coordinate scope with other trade packages

    Leads scope review with subcontractors and insures confirmation

    Ensures that all work scope items from scope review are included in estimate and that cost trail from bids to Bid Scope Worksheets to estimate is clear and correct

    Obtains all applicable Permits with local & state codes and authorities

    Develops and maintains the project plan by producing summary status reports, issuing monthly projections, and change orders, change proposals/pricing for both the owner and the subcontractor(s)

    Creates/monitors pay applications and cash flow in an effort to manage the budget

    Develops all project administration, correspondence, letters etc.

    Develops industry relationships and expands professional networks that have potential to generate future sales opportunities

    Maintains the Job Cost Report, ledgers, and budget

    Oversees the work of assistant project managers, field personnel, and administrative positions

    Participates in delivering training for other project and field staff

    Manages all submittal approvals, RFIs, RFP, CCDs, & PCOs

    Coordinates delivery of material and supplies to job sites

    Maintains designer relations

    Performs additional duties as assigned


    SPECIFIC EDUCATION OR EXPERIENCE:
    Bachelor's degree in Business Management, Building Science, Construction Management or Civil Engineering is preferred, though can be substituted with experience

    Minimum of 10 years related construction experience

    Commercial Construction experience preferred

    OSHA 30 Hour preferred

    Occasionally required to climb or balance, stoop, kneel, crouch or crawl.

    Frequently lift and/or move up to 50 pounds

    Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus

    The noise level in the work environment is usually moderate

    Occasional requirements to work at elevated heights and in confined spaces

    Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary


    TRAVEL REQUIREMENTS
    Travel may be required dependent upon specific assignments.
