    Description


    As a Maintenance Technician you are responsible for the professional, courteous, timely, and satisfactory completion of all assigned duties given by the Maintenance Supervisor.

    In total, the Maintenance Technician is responsible for completing the tasks that enable the community to be maintained in a first-class condition.

    This position reports to the Maintenance Supervisor and Property Manager.

    Tasks include, but are not limited to:

    Must be HVAC Universal CertifiedCollege or Technical school training preferredPrevious Property Management experience a plusEffective communication and customer service skillsAbility to interact with others in a team environmentDrug test and background check requiredReliable transportation and a valid driver's license required Requirements


    JOB DUTIES:


    Prioritize and complete maintenance work orders precisely and timelyElectrical repairs and service to water heaters, garbage disposals, electric wall heaters, baseboard heaters, wall outlets, light switches, and ceiling lightsPlumbing repairs and service to faucets, drains, toilets, sinks, copper, ABS, PVC, PB plastic and galvanized pipesRemove/replace dishwashers and garbage disposalsCarpentry and remodel to include floor underlayment, sub-floor, structural repairs, cabinet repairs, sheetrock/drywall repairs, texturing, interior and exterior door replacementFlooring and hard surfaces to include one piece bent laminate, ABS plastic tub surround replacement, vinyl flooring replacement, pre-formed and laminated counter top installations, ceramic floor, and wall tileMaintain all common areas, amenities areas, parking areas, entry ways, to include sweeping, mopping, pressure washing, and emptying trashAssist with apartment turns and timely work order completionWork to achieve and maintain overall curb appeal standards for CompanyCarry emergency cell phone if needed or be on call when neededResponsible for exhibiting and promoting professionalism among maintenance staffExhibit courtesies at all times and treat all residents and company personnel with respect and professionalismEnsure maintenance is performed in such a manner as to minimize residentdiscomfort and distressComply with company uniform and appearance policyAttend all required meetings and training coursesComplete the above duties and all others deemed necessary by the Property Manager and/or Maintenance SupervisorThis position is also responsible for complying with all state, federal and/or local laws relating to Fair Housing.
