    Summary

    As a Director of Entitlements with Under Canvas, you will play a critical role in Under Canvas's expansion strategy, leading new market assessments, evaluating target markets; supporting due diligence efforts during acquisition phase; and leading the procurement of agency approvals and entitlements necessary for our camps.

    Depending on expertise and experience, the Director may also play a role in site acquisitions and negotiations of purchase/lease agreements.

    The ideal candidate will leverage their experience in zoning and real estate acquisition to further the growth and development goals of Under Canvas.

    Key Responsibilities

    Support the growth of the company pipeline by expanding Under Canvas' search criteria using creative algorithms and developing new search methods.

    Develop permitting and entitlement feasibility reports as it pertains to identification and assessment of viability of new markets and sites
    Identify, apply for, and negotiate all planning and entitlement permits, environmental permits and other requirements to achieve the desired development
    Lead the day-to-day management of multiple, complex project-specific land planning and entitlement efforts from site identification through completion of construction
    Oversee the establishment of timelines for achieving target entitlements as input to real property negotiations and due diligence efforts during acquisition phase
    Identifying, contracting and leading multi-disciplinary consulting teams in preparation and processing of land use and all other entitlement permits
    Develop and own entitlement project budget, develop schedules, track permit fees, and proactively report on progress of each
    Lead proactive partnerships with internal stakeholders (e.g. Incorporating information from Project Managers, Operations, and Design teams) to confirm permit requirements are achievable. Develop and effectively share thorough handover documents for the Operations team documenting compliance requirements
    Create and maintain database of historical projects, approval trends, and learnings to be applied to future projects
    Create open lines of communication with heads of county/municipal departments responsible for approvals and permitting
    Take leadership role internally and externally to create and implement community outreach plans
    Contribute to the ongoing establishment of best practices for pre-development efforts
    Lead as needed ad-hoc efforts related to sustainability efforts at the company pertaining to water and power consumption and land disturbance by working with internal subject matter experts
    Support the sourcing and negotiation of lead land acquisition contracts process that align with Under Canvas' growth objectives.

    Preferred Qualifications
    Bachelor's in planning, architecture, or real estate
    Advanced Degree (i.e. Masters in Planning Masters in Real Estate Development) preferred
    Minimum 7 years' generalist experience in Land Development, Entitlements, and Planning
    Working knowledge of all US state environmental permitting processes (with expert knowledge in California) as it pertains to development projects is preferred
    Self-directed leader with full accountability on strategy and execution of departmental projects based on corporate strategy
    Focuses on translating department objectives into strategic project plans based on knowledge of market/functional discipline and competitive trends.
    Ability to make strategic decisions that have a critical impact on functional area
    Advanced technical experience in presentation development,

    analysis, and project and data management software
    Must be comfortable with public speaking, with advanced diplomatic skills. Experience in entitlement specific public relations required
    Additional Information
    Travel required 50%
    When on location ability to work in all outdoor working and weather conditions
    This position is contingent upon the satisfactory completion of a motor vehicle records check, if requested by Under Canvas.
