- Manage residential subdivision projects from initial due diligence through entitlements and pre-construction
- Coordinate with civil engineers, land planners, architects, attorneys, and other consultants
- Interface with city and county planning departments, public works, and other agencies
- Track and manage entitlement milestones, including zoning approvals, tentative maps, conditions of approval, and improvement plans
- Maintain detailed project schedules, trackers, and status reports
- Follow up consistently with consultants and agencies to ensure deadlines and deliverables are met
- Review and track conditions of approval, plan check comments, and required revisions
- Coordinate due diligence items, including environmental reports, studies, and third-party consultants
- Identify potential delays or issues and escalate as appropriate
- Attend project meetings and track action items to completion
- Bachelor's degree required
- 1–3 years of experience in residential land development or homebuilding
- Prior experience working for a homebuilder, land development firm, or related company is required
- Familiarity with residential subdivision entitlements and development processes
- Strong organizational skills and attention to detail
- Ability to manage multiple projects and deadlines simultaneously
- Clear and professional communication skills
- Reliable, consistent, and able to follow through on responsibilities
- Experience with subdivision mapping (tentative maps, final maps) and entitlement approvals
- Familiarity with plan check processes, improvement plans, and agency coordination
- Exposure to zoning, general plans, and land use regulations
- Proficiency in Microsoft Office (Excel, Word, Outlook)
