- Responsible for maintenance of drains, access areas, grease traps, garbage cans, cooling tower and mechanical rooms.
- Assists with grounds maintenance.
- Investigates mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence by a preventive maintenance program.
- Repairs emergency breakdowns in shortest possible time.
- Must perform regular after hours "on-call" duties as scheduled.
- Assists in maintaining a program of overall efficiency designed to eliminate waste and reduce operating expense.
- Maintains safe operating and fire prevention practices.
- Paints, plasters and performs other work necessary to prepare apartments for leasing.
- Replaces light bulbs throughout the community.
- Maintains community furniture in good condition.
- Responds to and addresses work order requests and other requests for maintenance needs throughout the community.
- Maintains current information on codes and regulations.
- Attends required staff meetings and in-services.
- Performs other duties as assigned.
- Must be courteous to residents and staff in the community.
- Maintains good working relations with other staff members.
- Must possess the ability to perform minor repairs to machines, equipment, etc.
- Must have working knowledge of electrical, air conditioning and plumbing equipment.
- Must be in designated uniform during working hours.2
- Must be available on a 24 hour basis in case of emergency.
- Must have one-year previous experience in maintenance.
- Must have strong customer service skills
