    Description
    Assists in the implementation of a preventive maintenance program for all equipment in the community.

    • Responsible for maintenance of drains, access areas, grease traps, garbage cans, cooling tower and mechanical rooms.
    • Assists with grounds maintenance.
    • Investigates mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence by a preventive maintenance program.
    • Repairs emergency breakdowns in shortest possible time.
    • Must perform regular after hours "on-call" duties as scheduled.
    • Assists in maintaining a program of overall efficiency designed to eliminate waste and reduce operating expense.
    • Maintains safe operating and fire prevention practices.
    • Paints, plasters and performs other work necessary to prepare apartments for leasing.
    • Replaces light bulbs throughout the community.
    • Maintains community furniture in good condition.
    • Responds to and addresses work order requests and other requests for maintenance needs throughout the community.
    • Maintains current information on codes and regulations.
    • Attends required staff meetings and in-services.
    • Performs other duties as assigned.
    • Must be courteous to residents and staff in the community.
    • Maintains good working relations with other staff members.
    RequirementsMust possess the ability to speak, read, write and follow written and oral directions.

    • Must possess the ability to perform minor repairs to machines, equipment, etc.
    • Must have working knowledge of electrical, air conditioning and plumbing equipment.
    • Must be in designated uniform during working hours.2
    • Must be available on a 24 hour basis in case of emergency.
    • Must have one-year previous experience in maintenance.
    • Must have strong customer service skills
