    Job DescriptionSummary:

    The successful candidate will oversee the daily internal and external maintenance of the facility, including cleaning and repairs. S/he will be responsible to maintain logs and vendor relations and to ensure the facility's day to day operations are running smoothly. S/he will work closely with the facility Superintendent and the Operations Manager to ensure that maintenance plans are performed according to long-term facility goals and all federal, state and city regulations.

    Responsibilities:

    The Building Technician is responsible for, but not limited to:
    • Performing daily, weekly and monthly walk-throughs to inspect all facility common areas
    • Assisting with the oversight of the internal and external facility relate systems, tests and inspections, including boiler, elevator, exterminations, sprinklers, standpipe and fire pump, fire system/extinguishers, smoke and carbon monoxide detectors
    • Managing the Callahan and other NYS facility inspections with other facility supervisors
    • Itemizing projects needed throughout the year, and giving items priority ratings
    • Responding immediately to emergencies during off-hours, and rectifying the related issues
    • Ensuring compliance with city, state, and federal building codes and industry standards, including Occupational Safety and Health Administration (OSHA) and Universal Precautions
    • Obtaining and maintaining licenses and certifications needed to operate the facility legally and safely
    • Assisting in the development of maintenance goals and objectives, and policies and procedures
    • Recruiting, supervising, monitoring, and evaluating food handling/housekeeping and maintenance staff members to ensure they successfully perform routine daily, weekly, and periodic tasks
    • Establishing and implementing schedules and work assignments for food handling/ housekeeping and maintenance staff
    • Monitoring and controlling facilities supplies and equipment, and maintaining daily stock
    • Attending and participating in facility and professional group meetings as scheduled
    • Preparing and cleaning the garbage room to ensure weekly removal of trash and recyclables
    • Removing snow and salts ice on the exterior grounds of the facility
    • Maintaining awareness of new trends and developments in the field of food handling/housekeeping, and maintenance to incorporating new developments into the facility as appropriate
    • Maintaining ongoing communication with facilities and other departmental supervisors concerning facility issues
    • Working diplomatically to solve problems in the facility
    • Producing, weekly, monthly, quarterly, and annual progress reports

    Professional & Personal Qualifications:
    • At least three (3) years of increasingly responsible food handling and housekeeping experience in a residential facility, including some lead supervisory experience of at least three (3) staff
    • Completion of a vocational/technical certification/license program in a related field is preferred; a High School Diploma/GED is required
    • Food handler certificate NYC/NYS
    • Occupational Safety and Health Administration (OSHA) Certification
    • CPR / First Aid
    • Fire Safety Certification preferred; F-80, F-02, S-12, & S-13,
    • Boiler Certification
    • NY Valid Driver License, if authorized to drive agency vehicle
    • Able to operate related equipment, tools, and materials used in the facility
    • Knowledge of city, state, and federal building codes and industry standards
    • Proficiency in software applications, including word processing, spreadsheets, and databases
    • Knowledge and experience of interacting with dual diagnosis personalities
    • Proven ability to work collaboratively well with diverse groups
    • Strong organizational skills, detail-oriented, and efficient
    • Maturity, integrity, and sound judgment

    Working Environment:
    • Regularly stand, sit, and walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell
    • Frequently lift and or move up to 50 pounds
    • Regularly exposed to moving mechanical parts
    • Frequently exposed to wet and or humid conditions; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; and extreme heat
    • Occasionally exposed to risk of electrical shock and vibration
