Job summary
We are searching for a Property Manager II to join our team at Bellflower Terrace. In this role you will effectively manage market and maintain the apartment community meet financial objectives and comply with all regulatory standards.
Responsibilities
- Collaborate with senior management to establish rent levels review rent schedules and oversee preparation submittal of rent increases renewals.
- Maintain optimum level of occupancy process timely accurate move-ins move-outs recertifications renewals approve rental applications adhering property standards agency standards follow company marketing policies reporting requirements ensure property tenant files organized complete accurate ensure Property Software Data accurate times ensure site maintains compliance state federal program regulations ensure property grounds well maintained direct maintenance team implement maintenance programs controls report property incidents accidents injuries accordance company policy resolve resident issues conflicts timely accordance site guidelines prepare annual budget approval senior management provide financial reporting monthly variance reporting solicit bids process Purchase Orders Invoices accordance Winn Purchasing Policy collect deposit rents fees local laws Winn Rent Collection guidelines use directives screen hire train new personnel promote staff efficiency engagement ongoing company industry trainings instruction leadership conduct weekly staff meetings understand train embody Winn Guiding Principles.
