- Work with marketing to attract prospective residents and achieve occupancy goals.
- Conduct leasing activities, including responding to inquiries, scheduling and conducting tours, and processing applications.
- Implement effective resident retention initiatives to foster a sense of community and enhance resident satisfaction.
- Coordinate with the construction and property management teams to ensure a smooth transition from construction to leasing operations.
- Maintain accurate records and documentation related to leasing activities, resident interactions, and financial transactions.
- Collaborate with the corporate marketing team to create compelling promotional materials and online content.
- Stay informed about market trends, competitor activities, and local demographics to identify opportunities for growth and improvement.
- Oversee rent collection efforts, ensuring timely payments and addressing any delinquencies.
- Minimum of 2 years' experience as a residential property manager, with a focus on lease-up marketing and leasing.
- Proven track record of success in leasing new construction apartment communities.
- Strong interpersonal and communication skills, with the ability to engage effectively with diverse audiences.
- Excellent organizational and time management abilities, with a keen attention to detail.
- Proficiency in property management software (RealPage/Onesite a plus) and Microsoft Office Suite.
- Knowledge of Fair Housing regulations and other relevant laws and regulations.
- Ability to work flexible hours, including weekends, to accommodate the needs of prospective and current residents.

They are currently seeking a talented and experienced Community Manager to spearhead the lease-up efforts for their brand-new 120-unit apartment community under construction in Southern Indiana. This position requires a sales/marketing focus with proven experience in new construction lease-up projects and a strong ability to build and maintain positive relationships with residents.Salary $70 – 75K plus generous benefits package
