    Project Manager, Technical Services

    The Concord Group (Concord) is a leading development and construction consulting firm specializing in Owner's Representation, Cost Estimating, Schedule Management, Infrastructure Management, Specialized Real Estate Services, Commissioning, Building Energy Management, Energy Modeling/Life Cycle Costs, Facility Condition Assessments and Sustainability/ESG Management. With offices in Chicago, Milwaukee, Grand Rapids, Atlanta, Columbus, Melbourne and Las Vegas, we have provided services for over 28 years to education institutions, governmental agencies, healthcare systems and the private commercial sector. We are looking for a Project Manager to join our Commissioning team with a minimum of 5 years of experience to join our team based out of the Chicago, IL or Milwaukee, WI office. Local and out-of-state, including multi-day travel, as needed.

    Job Summary

    The Project Manager will work internally with our project management team and externally with clients to successfully manage and deliver the following services:

    · New Construction Commissioning

    · Existing Building Commissioning

    · Facility Condition Assessments

    · Building Energy Management

    Duties & Responsibilities Include:

    Lead Commissioning Projects with:

    • Coordinate with general contractors, sub-contractors, vendors, and the owner verbally and in writing.
    • Develop commissioning scope and fees for proposals.
    • Review and understand project plans, project scopes, specifications, contract documents, and schedules.
    • Collaborate with Cx Project Coordinator to create and maintain Project Plans in Vision
    • Understand and communicate complete project contract scope, regulations, and safety measures to project team members
    • Be the main point of contact for clients on assigned projects.
    • Design reviews including OPR, BOD, Plans and Specification.
    • Facilitate OPR Workshop and develop OPR.
    • Review of submittals and shop drawings
    • Develop Commissioning Plans
    • Perform periodic Site Observation Visits during construction and preparing Site Observation Reports
    • Develop project-specific test scripts including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
    • Onsite execution and witnessing of tests.
    • Facilitate commissioning meetings, capturing and delivering meeting minutes to the project team.
    • Manage the resolution of Commissioning Issues
    • Develop Commissioning Reports/Systems Manuals
    • Perform Warranty Walk Throughs and updating Cx Reports/Systems Manuals

    Support Facility Condition Assessment Projects with:

    • Apply knowledge of building condition assessment processes and technical standards in performing building evaluations associated with capital planning of commercial and municipal facilities.
    • Determine and identify system type, condition, remaining useful life and significant physical deficiencies of building components and systems based on visual inspection.
    • Complete facility condition assessment (FCA) reports utilizing asset assessment management software which accurately describe findings utilizing asset management software.

    Support Owner's Representation (OR) Projects with:

    • Develop or review Owner Project Requirements (OPR).
    • Conduct design reviews on behalf of the owner's team.
    • Support and manage client energy and sustainability initiatives.
    • Conduct construction administration activities.
    • Support and/or manage the technical aspects of project closeout and warranty phases on behalf of the owner.
    • Support internal OR staff with any technical aspects of projects.

    Desired Qualifications:

    · Bachelor's degree in mechanical or electrical engineering, or Construction Management preferred (Relevant technical experience will be considered in lieu of degree).

    · Certification in Commissioning from ASHRAE, ACG, BCA, or other.

    · Professional Engineering (P.E.) Licenses or Engineer in Training (E.I.T) working towards a P.E. license.

    · Strong knowledge of building systems including mechanical, electrical, plumbing, and control systems.

    · Previous commissioning, energy modeling, or other building systems experience required.

    · Additional experience with health care, higher education, manufacturing, mission critical, and aviation projects desired.

    · Strong client management abilities.

    · Driver's license and state required vehicle insurance.
