    POSITION SUMMARY

    The Administrative Director of Facilities & Maintenance is responsible for organizing, administering, and leading a comprehensive maintenance program that ensures the efficient and economical provision and upkeep of the district's facilities, grounds, equipment, and furnishings. This role ensures that all students, staff, and community members have access to safe, attractive, and healthy environments for learning and work. The Director oversees maintenance services, ensures compliance with regulations, develops long-term maintenance plans, and coordinates with various stakeholders to enhance the overall functionality and aesthetics of district properties.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:

  • Administer the Department of Facilities, Maintenance, and Custodial Services by planning, evaluating, developing, implementing, and maintaining services in compliance with established guidelines, codes, and regulations, and supervising and directing assigned staff.
  • Lead, organize, manage, and supervise all maintenance and custodial operations of the district in compliance with all applicable federal, state, and local laws and regulations, and Board of Education policies and procedures.
  • Develop and implement a multi-year comprehensive maintenance plan that is both corrective and preventative for the upkeep of all facilities, grounds, and the major facilities systems (HVAC, mechanical, plumbing, electrical, and structural) of the district.
  • Provide an efficient work order system for repairs of facilities and equipment that ensures all maintenance and repairs are completed in a timely fashion and provide regular work order status reports to principals and site administrators of the district.
  • Recommend facility improvements and modernization to improve the systems, equipment, and facilities of the district.
  • Serve as liaison for the school district on the Long Range Facilities Plan, to the Arkansas Department of Education, and to other state and federal agencies.
  • Recommend policies and regulations dealing with facilities.
  • Develop and supervise work and vacation schedules for all custodial and maintenance personnel, including substitutes.
  • Develop a custodial services plan for each building that outlines the tasks and expectations for custodial employees, indicating a detailed daily and periodic schedule for cleaning and simple repairs of the facilities.
  • Establish and implement an effective summer and non-school day program of specialized cleaning and repairs.
  • Establish and implement a program of safety, accident prevention, and health maintenance for all employees, including safe and proper use of equipment, vehicles, and materials, identification and prevention of hazards, air quality control, Right To Know programs, and prevention of accidents and injuries.
  • Work cooperatively with community and state agencies, including the police, fire, emergency, and health departments, to ensure that high standards of health, sanitation, and safety are maintained throughout all of the district's facilities and grounds.
  • Provide a regular program of staff development to promote cleanliness, efficiency, effective procedures, communication skills, work attitudes, and ethics.
  • Maintain current drawings and engineering records describing district facilities, equipment, and grounds. Maintain the Fixed Assets Inventory, following the requirements of GAAP.
  • Approve specifications and recommend contractors to perform maintenance and repair services using established district procedures. Supervise and inspect the work performed and recommend payment upon satisfactory completion of the work.
  • Develop, implement, and monitor an energy conservation program, making recommendations for efficiency and reduction in the costs of operating the facilities.
  • Perform any duties and responsibilities that are within the scope of employment, as assigned by Supervisor and/or Superintendent of Schools, and not otherwise prohibited by law or regulation.
  • Manage and supervise all custodial functions within the district.

  • QUALIFICATIONS

  • Education:
  • Hold a Baccalaureate degree in engineering or a field related to organizing and leading a facility maintenance program. A master's degree in a related field is preferred.
  • Hold trade or industry-related certification(s) for maintenance or related fields.
  • Experience:
  • At least five years of experience in construction and/or property management, with a minimum of three years in a supervisory capacity. Supervisory maintenance and operations experience in K-12 public education is highly preferred.
  • Knowledge:
  • Demonstrate knowledge of construction codes, health and safety regulations, financial and management practices, purchasing, supervision and motivation of personnel, and state and local regulations regarding the maintenance of buildings and equipment.
