    Job Title: Property Manager
    Duties and Responsibilities:

    Financial

    1. Demonstrate the ability to understand financial goals, operate the property in accordance with the
      Property Management Policies and Procedures Manual.
    2. Maintain accurate records of all property transactions and submit on a timely basis (i.e. rent rolls, delinquency reports, move-in/move-outs, etc.)
    3. Ensure all rents and late fees/check charges are collected posted and deposited in a timely manner
    4. Generate necessary legal action, documents and process in accordance with State and Company guidelines.
    5. Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
    6. Ensure that A/P invoices are entered into the accounting software and are submitted to the corporate office for payment, handle petty cash and all funds.
    Leasing
    1. Ensure property is leased to fullest capacity
    2. Utilize marketing strategies to secure prospective residents
    3. Confirm that leasing techniques are effective in obtaining closing.
    4. Confirm that leasing staff gather information about market competition in the area and file.
    5. Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data etc. to be able to give up to date and proper information when requested by others.
    6. Represent the company in a professional manner at all times.
    Administrative
    1. Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
    2. Confirm all leases and corresponding paperwork are completed and input to software system accurately and on a timely basis.
    3. Ensure current resident files are property maintained
    4. Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
    Resident Retention
    1. Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management.
    2. Develop and/or implement resident retention programs (i.e. resident functions, special promotions, monthly newsletters, etc.)
    3. Ensure distribution of all company or property issued notices (i.e. bad weather, emergency, etc.)
    4. Consistently implement policies of the property
    Personnel Management
    1. Consistently use successful techniques and company directive to screen, hire, orient and train new personnel
    2. Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.
    3. Plan weekly/daily office staff schedules and assignments
    4. Coordinate maintenance schedule and assignments with Maintenance Supervisor
    5. Oversee weekly payroll to corporate. Includes tracking PTO, sick days and floating holidays of property staff.
    6. Administer action plans consistently, and on a timely basis with performance problems. Document appropriately, communicate situation with Supervisor and Human Resources Manager
    7. Provide support to staff to encourage teamwork and lead as an example in creating a harmonious environment.
    8. Ensure all administrative processes involving personnel are handled on a timely basis (i.e. performance evaluations, time sheets, change of status forms, etc.)
    Maintenance
    1. Maintain community appearance and ensure repairs are noted and completed on a timely basis. This requires regular property inspections and tours.
    2. Assure quality and quantity of market ready apartments.
    3. Ensure that models and market ready apartments are walked daily and communicate any service related needs to maintenance.
    4. Ensure that all service requests are recorded and communicated appropriately to maintenance.
    Qualifications
    • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
    • Position requires a minimum of 1 year on site Property Management experience.
    • Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
    • Effectively convey ideas, images and goals to a diverse group of personalities.
    • Must possess a positive attitude and the ability to smile under all circumstances
    • Competence with Microsoft Office Suite including Word, Excel and Outlook as well as Property
    Management software.
    • Be able to work evenings and weekends.
    • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
    • Attendance is an imperative job function

    Pay: $50, $60,000.00 per year
