    Morning Calm Management – Real Estate Capital Markets Analyst / Associate

    Morning Calm Management is looking for an Analyst/Associate to join our rapidly growing Capital Markets team as we continue expanding our national footprint. In this role, you will be taught all the fundamentals of equity and credit underwriting for real estate investments in order to assist the team in evaluating, pursuing, and executing on investments across property sectors (industrial, office, multifamily, retail, hospitality, etc.) and up and down the capital stack (equity, preferred equity, mezzanine, and senior debt). The Analyst/Associate would sit in our Washington, DC hub at 1700 Rockville Pike in Rockville, Maryland, along with the rest of the Capital Markets team and our CEO.

    Morning Calm is a vertically integrated real estate investment and management platform with a focus on special situation investing and commercial real estate credit. Its current equity portfolio consists of approximately 9.1 million square feet of commercial real estate and 9 multifamily assets, while its current loan book consists of senior financing and subordinate debt / preferred equity across numerous asset classes. Over the years, Morning Calm has invested in and financed properties in 17 states and 28 markets; it is currently invested in 11 states and 15 markets. Since its inception, the firm has executed transactions for real estate comprising 24.6 million square feet with an aggregate value of approximately $2.4 billion. Morning Calm continuously evaluates opportunities to diversify growth across new product types and would expect a new Analyst / Associate to participate in transactions across all verticals.

    Essential Job Functions


    • Perform asset and market-level research and diligence in order to evaluate transaction opportunities


    • Develop and input assumptions in ARGUS to generate property cash flow projections


    • Integrate ARGUS outputs into Microsoft Excel models


    • Model various capital structures to finance each transaction in Excel


    • Generate and analyze return estimates for deal opportunities


    • Synthesize presentations and memos that summarize each opportunity for internal committee review


    • Quarterback live deal processes, including coordination of and participation in review and analysis of due diligence materials


    • Other duties as assigned

    Requirements


    • Bachelor's degree required


    • The ideal candidate has 1-3 years of professional experience in real estate or finance-related fields (ideally, current analysts or associates who feel they are ready to take the next step)


    • Excel and ARGUS expertise will be required for the effective execution of most job functions


    • Writing and communication skills are also important, as the Analyst/Associate must be capable of presenting his or her work in a cogent, thoughtful manner to senior staff
