REPORTS TO: Community Manager and/or Maintenance Supervisor and indirectly to Assistant Manager, Zone Manager, Regional Operations Manager and Chief Operations Officer

OVERVIEW: The Housekeeper is responsible for performing housekeeping/maintenance at his/her community in accordance with company standards. The purpose of this position is to ensure that the physical condition of the property meets or exceeds ownership and management objectives as well as provide outstanding customer service. Responsibilities also include completing apartment turnovers to meet MRD expectations to ensure ready apartments.

DUTIES AND RESPONSIBILITIES: Conduct all business in accordance with MRD policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. Must comply with the communitys operating and safety policies and procedures.

ESSENTIAL FUNCTIONS:

Understand all areas of MRDs Housekeeping expectations for each of the following; Hallways, laundry rooms, vacant apartment turnovers, office, grounds, etc.

Understand cleaning product and supply usage expectations.

Understand the basic cleaning principles.

Understand MRD purchasing process for approval and ordering.

Perform tasks in accordance with the schedule prepared by the Community Manager and/or Maintenance Supervisor.

Operate tools (manual and electric) that are necessary to perform the Housekeepings duties, including but not limited, to, vacuums, brooms, mops, etc.

Perform cleaning of apartments for turnover.

Assists in such functions as mowing, raking, planting, fertilizing, watering, edging, weeding, installing mulch, pruning shrubs and snow removal when needed.

Promptly report actual and potential problems, including potential liability and work place hazards to the Maintenance Supervisor, Community Manager and/or Zone Manager.

Assist in yearly unit-by-unit inspections.

Assist in keeping the grounds clean by picking up papers and debris, emptying outside trash cans, sweeping sidewalks, and assisting in maintaining all dumpster areas in a clean and safe manner.

Aid in maintaining all buildings, common areas and grounds in a safe and clean manner.

Wear personal protective equipment, as required by policy, including: lumbar belt, wrap around safety goggles, cut/slash proof gloves, etc.

Regular attendance on the job.

Represents himself/herself and the property in a professional manner with residents, visitors and other employees.

OTHER DUTIES/RESPONSIBILITIES:

Respond to training provided by Maintenance Supervisors within the Company to improve qualifications to perform duties properly. May be required to train at another site location or be required to train new staff members in housekeeping role.

Assist other properties when needed.

Wear the prescribed uniform at all times during working hours.

Attend and participate in the presentation of regular monthly safety meetings and regular team meetings.

Perform other work-related duties as assigned.

QUALIFICATIONS: High school education; or up to 6 months related experience or training; or equivalent combination of both education and experience.

Work Hours: Full time hours.

The employee must occasionally lift and/or move up to 25 pounds without assistance. Occasionally climb ladders to a height in excess of 10 feet to a maximum of 25 feet depending upon the nature of the property. Specific vision abilities required by this job include; close vision, distance vision, and the ability to adjust focus.
