- Responsible for all mechanical rooms, air handling units, pumps, valves, interior drinking water fountain systems, fountain pumps, domestic water and fire alarm systems.
- Assists in producing weekly HVAC Schedule and monitoring and adjusting HVAC system / controls on a daily basis and, according to exterior conditions, will make adjustments to maintain comfortable temperature and humidity levels in all areas of the building.
- Must be able to repair all mechanical, electrical and electronic components of the HVAC and other systems building wide. Emphasis lies on in-house repair but will call in qualified contractor when repair exceeds skill level.
- Assists outside contractors, as necessary.
- Carries out preventive maintenance program on all mechanical and electrical HVAC equipment in a timely manner. Must keep entries in the computerized maintenance log and manual equipment files current. Recommends equipment and modifications to systems that will improve maintainability and efficiency.
- Assists in facilities construction, renovation projects and special event setup, as needed
- Performs a wide range of general maintenance repair work including electrical, plumbing, painting, carpentry, etc.
- Maintains the stocking levels/ records of refrigerants, HVAC related supplies, general Maintenance supplies and recommends purchases as needed. Maintains HVAC/Maintenance related stock and shelf areas and keeps them in presentable condition. Main emphasis lies on the chiller room, tower area, and mechanical rooms.
- Works flexible shifts including nights, weekends, and holidays to cover events.
- Must be able to report for duty within 30-45 minutes when called to respond to an emergency after regular scheduled shifts.
- Makes system adjustments after hours from home if needed. 24/7 cell phone is also required.
- Performs other duties as assigned.
- This position does not have supervisory responsibilities.
- Must have a working knowledge of all associated hand-and power tools, meters and recording instruments.
- Must be able to read and work off blueprints and schematics.
- Must be able to comprehend chiller plant & EMS operation and monitor plant operation via home computer as needed.
- Strong background in electrical, pneumatic, and mechanical system repairs is required.
- Familiarity with building construction, maintenance practices in major facilities or plant environment is necessary.
- Must have strong organizational skills.
- Must have knowledge in the use of computerized energy management systems and HVAC control systems.
- Commercial HVAC technician, certification preferred with Commercial/ large facility background and appropriate universal refrigeration license as required by 40CFR.
- A minimum of 2 years as a chiller plant operator or commercial service technician.
- High school diploma or equivalent.

- The employee will sometimes push/pull items such as motors, equipment, furniture, etc.
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus. The individual must be able to hear well enough to communicate with coworkers, in person, on the phone, or via radio and to be able to discern potential problems with equipment.
- Excellent balance is required as the employee at times works on high ladders and high roof areas. Employee must be able to work in, on and around large, dangerous pieces of equipment and power tools.
- The noise level in the work environment is usually moderate to very high.

Under the supervision of the Maintenance Supervisor and/or the Sr. Director of Facilities this position is responsible for the implementation of HVAC preventative maintenance programs, as well as the upkeep and maintenance of the chiller plant. In particular, the HVAC/Maintenance Technician will serve in a general capacity to provide support in every aspect of building maintenance with a focus on the HVAC plant operations and system component maintenance and associated record keeping. Located in downtown Tampa, the Straz offers a team-based work environment and a full package of benefits for full-time staff including options for health/dental, vision, etc., plus a generous 403(b) plan.
