    Job Description/Position Purpose:

    We are seeking a Director of Operations to join our growing team.As the Director of Operations, you will be responsible for overseeing all aspects of property management operations, ensuring the efficient and effective management of our commercial properties. You will play a pivotal role in driving operational excellence, optimizing processes, and delivering exceptional service to our clients and tenants. The ideal candidate possesses a keen attention to detail, a passion for aiding others, and a demonstrated capacity to effectively oversee multiple tasks and procedures. The Director of Operations must grasp the importance of urgency while maintaining the patience and acumen necessary to ensure consistent delivery of high-quality work. We require a dependable, trustworthy individual with a work ethic that surpasses the norm and a drive to tackle new challenges with a strong sense of accountability for outcomes.

    This Director of Operations position is based in Las Vegas but would require traveling and site visits to assigned properties or as new properties are acquired. THIS NOT A WORK-FROM-HOME POSITION, THIS IS AN IN-PERSON ROLE IN OUR SUMMERLIN, NV OFFICE.

    Director of Operations Responsibilities:

    • closely with the VP of Operations to develop and implement strategic plans to optimize property performance and enhance asset value.
    • regular and ad-hoc reports to the VP of Operations on departmental performance, key metrics, and operational challenges, offering insights and recommendations for improvement.
    • and mentor a team of regional asset managers, district managers, property managers, maintenance staff, and administrative personnel to achieve operational objectives.
    • compliance with all relevant regulations, codes, and standards, maintaining a strong focus on health, safety, and environmental sustainability.
    • as a liaison between the Operations department and other functional areas within the organization, facilitating communication, coordination, and collaboration on cross-functional initiatives.
    • the VP of Operations in identifying and implementing process improvements, best practices, and innovative solutions to enhance departmental effectiveness and drive continuous improvement.
    • mobile home sales teams to maximize occupancy, rates and rental income, while minimizing vacancies and delinquencies.
    • budgeting, financial reporting, and forecasting for all managed properties, ensuring fiscal responsibility and accountability.
    • positive relationships with clients, tenants, vendors, and stakeholders through proactive communication and exceptional service delivery.
    • opportunities for process improvement, innovation, and technology adoption to enhance operational efficiency and effectiveness.
    • market trends, competitive landscape, and industry best practices to inform strategic decision-making and drive continuous improvement.

    Director of Operations Qualifications:

    • degree or extensive work experience in business administration, real estate management, or a related field
    • of 5 years of experience in commercial property management, with a proven track record of success in leadership roles
    • understanding of commercial real estate principles, leasing strategies, and financial analysis
    • familiarity with the self-storage and mobile home community sectors is highly recommended.
    • communication, negotiation, and interpersonal skills, with the ability to build and maintain relationships at all levels
    • leadership ability, with a track record of effectively leading and developing high-performing teams.
    • experience in strategic planning, budgeting, and financial management
    • of relevant regulations, codes, and standards governing commercial property management
    • in property management software, project/workflow management software and Microsoft Office suite
