    The Chief Engineer is responsible for the operational management and effective daily leadership and administration of the central engineering plant and cogen operations including the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Chief Engineer must ensure the highest level of professionalism, while meeting the clients' needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function. The Chief Engineer will implement and manage the reliability-based maintenance function. The incumbent also executes equipment inspection and monitoring programs; defines and implements maintenance best practices to improve overall mechanical equipment uptime; and continuously evaluates current maintenance, operations and reliability methods and implements changes to enhance effectiveness at increasing value-maximizing performance. The Chief must hold proper state licenses at the highest levels of certification including boiler operator's licenses.

    This is a non-union -position but the team is union.

    Summary of Responsibilities:

    • Oversee the maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical lighting, temperature controls systems, critical environments, and light construction.
    • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
    • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment.
    • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State and Local laws, and JLL policies.
    • Responsible for keeping records of building rounds and readings, all engineering logs and engineering data sheets.
    • Responsible for efficient planning and scheduling of work including but not limited to corrective maintenance, preventative maintenance, and projects. Utilize the CMMS to generate and document work per written procedures.
    • Responsible for site safety, including the issuance, inventory, and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
    • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training programs.
    • Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices.
    • Partner with the facility manager to meet financial targets and to create and administer the operating and capital budgets.
    • Some overtime is to be expected as well as being on-call for after hours and/or weekend work.
    • This position may have responsibilities at multiple buildings and sites and will require the ability to safely travel between those sites.
    • Performs additional job duties as requested.

    Essential Functions:

    • Demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) in order to successfully complete work assignments.
    • Familiarity with 500HP Package Water-tube Boilers, Aero derivative Turbine Generating 5 Megawatts, Heat Recovery Steam Generators, and Steam Turbine Driven Chillers.
    • Frequently work at heights, work in changing environmental temperature extremes, lift move and/or carry heavy objects (up to 50 pounds), perform overhead work often while standing on a ladder and to do all of these duties in a safe manner.
    • Regular/predictable attendance and timeliness in order to support the needs of the team and the client
    • Work independently and as a team and serve as a role model for supporting team members
    • Make justifiable business decisions taking into consideration the facts and circumstances of each individual situation.
    • Ensure that the SOPs for the facilities are well-understood amongst the maintenance team who perform work on the building's critical infrastructure.
    • Subject to be on-call 24 hours per day and required to work in all weather conditions. Expectation is that the Chief Engineer will be on-site within ~45 minutes for any emergencies.

    Required Knowledge, Skills and Abilities (KSAs):

    • Proficient with Microsoft Office products (TEAMS, Outlook, Word and Excel). Must have the ability to use a computer and smartphone and navigate multiple email accounts
    • Effective use of CMMS (Corrigo knowledge is a plus) to maintain KPI requirements
    • Excellent internal and external customer service skills
    • Finance/Budget general knowledge to assist Facility Manager.
    • Communicate well with varying levels of staff, contractors/vendors and customers both verbally and in written form
    • The ability to teach others by "doing".

    Supervisory Responsibilities:

    • Strong people management skills and team leading skills are required.
    • Supervise maintenance staff to include training, mentoring, and assisting with personal development.
    • Supervisory responsibilities are shared with the assigned Facility Manager.
    • Working environment and location can change based on factors such as but not limited to work orders submitted, workloads at various sites, etc.

    Qualifications:

    • Associate Degree in an engineering discipline or equivalent work experience
    • 5+ years facility-related work experience, including customer service, leadership, and supervisory experience
    • Certification as a Universal Technician for CFC's required.
