The Maintenance Supervisor oversees maintenance operations at a certain portfolio or property. This role is responsible for training and supervising Maintenance Technicians.This includes tasks such as plumbing maintenance and troubleshooting with ability to sweat copper pipe., electrical wiring and outlet installation,
drywall texturing installation repair heating venting troubleshooting unit zone valve transformer thermostat hot water steam boiler appliance installation repair troubleshooting aquatherm boiler system maintain community scheduled preventative weekly monthly quarterly annually ensure managed site current required inspections fire backflow testing elevator conveyance licensing pool business license renewal records maintained accurately light checks snow removal work order processing efficiently timely cost-effectively complete work orders apartment turns materials planning completion resident requests within hours arrange suitable option vacant apartments made ready days vacancy communicate repairs maintenance longer expected pre-moveout inspections minimize turn times update close out software notes employee management mentoring training disciplinary action time reporting quality efficiency follow-up make ready completion regular management certification teamwork superior organization communication skills provide courteous professional service residents property managers supervisors vendors other service providers honest time reliable on-time drivers license may be required educational degree not required year experience preferred CPO EPA certifications specialized training multi-family property management
