- Knowledge of commercial building systems such as heating, cooling, etc.
- Experience working with vendors and contractors.
- Requires at least ten years of experience with property management.
- Experience with commercial retail and industrial leases.
- Must be able to work a flexible schedule, with priorities changing often.
- Proficient in Microsoft Word and Excel.
- Experience in Skyline Accounting Software for Property Management a bonus, but not required. Will train.
- Lease renewal negotiations.
- Oversee tenant relations, which include taking tenant phone calls, requests and concerns.
- Oversee ongoing maintenance and operations such as landscaping, snow removal, repairs and capital improvement projects.
- Manage tenant accounts, ensure timely collection of rents, follow up on delinquent payments.
- Ability to respond to emergencies and keep the owner updated about the status of necessary repairs.
- Overseeing contract vendors,
- Reconciling annual CAM/additional expenses,
- Creating and maintaining property budgets.
- Must be adept at handling the day-to-day managerial duties. This position requires on-call availability in case of off hours emergencies and travel to properties that you will manage.
