ESSENTIAL DUTIES AND RESPONSIBILITIES1. Manages the building maintenance function through yearly, monthly, and daily work assignments. Recommends needs for contract and/or outside vendor services. This duty is performed about 10% of the time.2.Performs electrical installation, repair and maintenance work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs and replaces lighting systems; inspects electrical systems for unsafe conditions.
Performs diagnostics and locks out unsafe equipment. Providediagnostics on HVAC systems. This duty is performed about 15% of the time.3.Identifies and performs repairs of plumbing leaks or breaks; open clogged lines and drains; replaces broken plumbing pipes, valves, and fixtures.
; maintains and monitors septic systems; installs and maintains drinking fountains; repairs/replaces hot water heaters. This duty is performed about 10% of the time.4. Applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings. This duty is performed about 10% of the time.5.Maintains grounds in clean and orderly manner including mowing, trimming, weeding, aerating and fertilizing lawns; replaces plants as needed; sets sprinklers; replaces broken sprinkler heads; maintains ground maintenance equipment; trims branches that create hazardous situations.
This duty is performed about 5% of the time.6. Maintains equipment, forklifts, and tools owned or leased by Goodwill Industries of Arkansas. This duty is performed about 25% of the time.7. Transports and stores equipment, supplies, and tools needed to complete assigned duties. This duty is performed about 10% of the time.8. Install and terminate data cable. Install security cameras. This duty is performed about 10% of the time.9. Ensures that all work orders and service requests are completed in a courteous and timely manner. This duty is performed about 5% of the time.10. Perform any other related duties as required or assigned.QualificationsQUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. EDUCATION AND EXPERIENCEKnowledge of a specialized field (however acquired), such as basic accounting, computer, etc.
Equivalent of four years in high school, plus night, trade extension, or correspondence school specialized training, equal to two years of college, plus 9 to 10 years related experience and/ortraining, or equivalent combination of education and experience.
