    Job Summary:
    Provides system, process, and market analysis for all Land Operations. Maintains and improves processes, systems, and reporting tools for all aspects of land acquisition.


    Duties and Responsibilities:
    Targets future acquisitions by analyzing trends, GIS maps, and leads generated.

    Compiles, manages, and analyzes sales, building permit, and development data.

    Conducts competitive market analyses, including researching price points and leading competitor shopping.

    Establishes and maintains competitive project and market data maps.

    Develops introductory packages for all prospective land jobs.

    Compiles and analyzes sales price worksheets (SPWs) for prospective land purchases and coordinates input from division departments.

    Participates in the compiling and preparation of LAFs and internal approval packages.

    • Provides competitive information regarding HOA and CDD fee structures in preparation for sales openings.
    Compiles and analyzes projects and purchase contracts during the due diligence process.

    Coordinates Lot Purchase Agreements, closings, and deposit requests.

    With the Development Team, coordinates lot walks for finished lot purchases from third parties.

    Creates and monitors the Critical Dates Summary; incorporates land schedules in LAF's.


    Works with VP Land Acquisition to routinely provide reports to land and operations teams regarding all projects in feasibility or lead process.

    Responsible for creation of development reports such as lot set up forms and lot fits.

    Maintains Land Acquisition files.

    May serve as Homeowner Association board member as needed and assigned.

    May serve as Community Development District board member as needed and assigned.

    Assist with special projects as requested and performs additional duties as required.

    Requirements


    Minimum Education Experience:
    Bachelor's degree in Business, Accounting, Finance, Civil Engineering, Real Estate, Development, or other related degree. 3 to 5 years of experience in a related field.


    Skills and Abilities:


    Skilled at Excel, Word, and Power Point, as well as navigating to web (MetroStudy, MLS, MapWise, etc) and government agency sites to obtain information on owners, land feasibility, land values, permits and market trends.

    Hardworking, detail-oriented, and analytical professional with strategic mindset.

    Proven strength in analysis and creative problem-solving, communication, and self-motivation.

    Can work independently and within a team and must be adept in a quick, fast paced environment.


    Work Conditions and Physical Requirements:
    Office environment and some outdoor environment.

    Exposure to typical Florida weather conditions, from time to time.

    Requires some local travel within the market, including city and rural, day and night driving.
