    Description


    1. Maintain complete knowledge of and comply with all departmental policies, service procedures and standards.
    2. Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
    3. Anticipate guests' needs, respond promptly, and acknowledge all guests, however busy and whatever time of day.
    4. Always maintain positive guest relations.
    5. Resolve guest complaints, ensuring guest satisfaction.
    6. Monitor and maintain cleanliness, sanitation, and organization of assigned work areas.
    7. Receive daily work assignments from Director of Engineering/Chief Engineer and review priorities and special projects.
    8. Organize materials, tools, and equipment to perform daily assignments.
    9. Maintain timelines and work schedule in accordance with the preventative maintenance program.
    10. Check work orders and night report for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the hotel.
    11. Schedule work in accordance with preventative maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office.
    12. Perform following electrical work orders:
    • Replace light switches.
    • Reset circuit breakers.
    • Replace wall plug receptacles.
    • Replace fluorescent light ballast.
    • Replace electrical solonial valve.
    • Replace small motors.
    • Use test equipment; olumeter, voltage tester, amp probe.
    1. Perform following plumbing work orders:
    • Unplugged sinks, toilets, garbage disposals and drain lines.
    • Repair or replace valves, gate, globe, ball and solonial valves.
    • Replace washers, gaskets, vacuum breakers, and toilet seals.
    • Work with different types of pipes including conduit, copper, black, cast iron and pipe hangers.
    1. Perform following preventative maintenance work orders:
    • Monitor and maintain all laundry and dry-cleaning equipment.
    • Monitor and maintain all kitchen equipment.
    • Maintain guestrooms using Rooms Preventative Maintenance Program Punch List.
    • Change air-conditioning filters every 3
    • Check HVAC equipment: change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary.
    • Change or repair locks as needed.
    • Check and test-run emergency generator weekly.
    1. Perform general maintenance to guestrooms and public areas.
    2. Assist electrician, carpenter, plumber, and painter in all phases of repair work.
    3. Assist other engineering personnel as instructed by supervisor in regard to routine and preventative maintenance.
    4. Maintain cleanliness and organization of the work area to include:
    • requisition (receipt and storage).
    • trash removal and clean up.
    1. Maintain the proper use, cleaning, maintenance, and storage of all tools.
    2. Handle chemicals for designated uses/surfaces.
    3. Ensure security of any assigned keys.
    4. Operate following equipment and machinery:
    • Air conditioning (chillers).
    • Cooling towers.
    • Heat exchangers.
    • Hot and cold-water pumps.
    • Chemical feed equipment.
    1. Maintain chemical feed systems and plant operational logs.
    2. Take hourly readings on plant equipment.
    3. Maintain emergency generator and test weekly.
    4. Perform preventative maintenance on all plant equipment.
    5. Prepare boilers for annual inspections.
    6. Maintain tool and equipment inventory in Central Plant.
    7. Ensure security of keys in Central Plant lockbox.
    8. Complete all required paperwork during shift (i.e.: logs, readings, daily log, event a/c programming, BEO'S, etc.).
    Requirements
    1. Minimum 3 years experience as a plant operator
    2. Working knowledge of all electrical supplies and equipment.
    3. Knowledge of proper chemical handling and disposal.
    4. Working knowledge of:
    • health codes.
    • electrical codes.
    • national/local fire codes.
    • local mechanical codes.
    • blueprints and wiring schematics.
    • power and hand tools, meters, etc., as they relate to the technical trades.
    1. Fluency in job-related English, both verbal and written.
    2. Provide legible communication and directions.
    3. Compute mathematical calculations (add, subtract, multiply and divide numbers).
    4. Licensed 1st Class Steam Operator.
    5. Ability to:
    • interpret manufacturer's literature for installation, preparation, use and upkeep of various materials and products used throughout the property.
    • be well-organized and follow instructions.

    • operate high reach lifts.
    • prioritize tasks and comply with deadlines for work assignments.

    • satisfactorily communicate with guests, management, and co-workers in a courteous, empathetic and discreet manner. In addition, be able to direct/escort guests to various facilities and functions within the hotel.
    • read, write, and count effectively and understand diagrams.
    • work with chemicals.
