    We are seeking a positive and upbeat onsite multifamily Community Manager to ensure the Oak Ridge Park Apartments remain compliant, occupied, clean, and well-maintained. The Community Manager's primary responsibility is to oversee and manage the day-to-day operations of this beautiful Community. The primary responsibilities include leasing, KHRC Compliance, collecting rent, responding to resident requests, and coordinating with vendors to turn units. To be successful, you should be organized and have the ability to maintain strong occupancy. You should understand fair housing/ADA compliance, have strong communication skills, and also be a leader. You will have the opportunity to work each day at a community that has been recently purchased and nearing its completion in being freshly renovated.

    RESPONSIBILITIES:

    • Ensuring compliance with the Kansas Housing Resources Commission "KHRC", which includes attention to detail in the submission of LIHTC residents' completion of TIC's, recertification of TIC's, and Annual Reports to KHRC.
    • Daily oversight and maintenance of curb appeal.
    • Overseeing the onsite staff.
    • Planning and overseeing make-ready's, maintenance, repairs, and services.
    • Management of onsite residents including but not limited to rent collection, evictions proceedings, community rule enforcement, etc.
    • Staying in compliance with Section-8 guidelines.
    • Marketing the Community and properly handling all prospects. Showing units to interested applicants, if needed.
    • Ensuring the Community maintains high occupancy levels through leasing and enforcing leases.
    • Maintaining courteous communications and follow-up and documents correspondence with residents, applicants, prospects, vendors, and other companies.
    • Ability to spot suspicious or criminal activity and take immediate action.
    • Double checking vendor invoices for accuracy and inputting into Accounts Payable.
    • Collecting or adjusting rent and security deposits, and keeping track of resident ledgers in OneSite.
    • Keeping OneSite, administrative items, reporting, and emails up to date. Handling clerical and administrative tasks.
    • Reports consistent updates and progress to supervisor.
    • Assisting with annual budget preparation.
    • Function as liaison between resident, project management and owners.
    • Ensuring subcontractors work is complete, satisfactory, and timely.
    • Maintains building systems by contracting for maintenance services and supervising repairs when necessary.

    QUALIFICATIONS:

    • Experience with LIHTC (Low-Income Housing Tax Credit)/ Affordable Housing Programs -Kansas Housing Resources Commission "KHRC" preferred.
    • Mastery of using RealPage OneSite.
    • High school diploma or equivalent.
    • 5 or more years in property management.
    • CAM is preferred but not required.
    • Motivation for leasing.
    • Excellent communication, availability, reporting, and interpersonal skills.
    • A working knowledge of Fair Housing laws.
    • Excellent management, negotiation, and planning skills.
    • Computer literacy and ability to utilize technology effectively.
    • Responsiveness to requests of resident or maintenance emergencies, this includes nights and weekends when necessary.
    • General knowledge of property maintenance and upkeep.
    • Dexterity, attention to detail, and common sense.
    • Professional, prompt and courteous correspondence with residents when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
    • Familiarity with technology and competence with office management software and property management software.
