    Position OverviewThe Commercial Project Manager function as the primary company point of contact to internal and external customers throughout project planning and execution while owning the complete responsibility to deliver scopes of work in compliance with the contract documents, pricing parameters and drawings.

    Project Managers are also directly responsible for delivering projects in compliance with all company requirements including administration, asset management, profitability, safety, human resources, and vendor management.

    Essential Functions (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.)Conduct on-site and remote walkthroughs/surveys to assess project requirements including capturing inventory, building logistics, manpower and equipment requirements, building rules & regulations and unique service requirements.

    Perform onsite and remote scope development including phasing, pricing, floorplan numbering, customer move instructions, planning meetings/calls, outside vendor requirements, and internal resource planning.

    Work independently or with others to present scope of work and pricing proposals.
    Ensure timely and accurate approvals and compliant contract documents prior to commencement of services.

    Conduct advance internal and external planning to ensure all contractors, vendor partners, employee resources and customer stakeholders understand project objectives, roles, responsibilities, communication protocols, collective and individual deliverables, and safety requirements.

    Directly and effectively lead and oversee all project activities including dispatch review and on-site activity including oversight of independent contractor supervisors and labor, third party resources and employee labor.

    Effectively manage scope changes and related control documents to ensure all scopes of work are approved and contracted prior to the commencement of services.

    Directly ensure appropriate levels of internal and external communication to keep all stakeholders informed throughout project planning and execution.

    Ensure appropriate quality assurance, control and customer feedback measures are in place and carried out consistently to ensure work is compliant with the contract documents, pricing parameters and drawings while ensuring positive customer experiences.

    Maintain accurate records and stand as the primary approver of all project documents including BOL's, timesheets, material and equipment forms, vendor purchase orders and invoices, inventory forms, change orders etc.

    Maintain accurate accounting of project revenue and cost to achieve stated project profitability performance and ensure timely and accurate invoicing and project reporting.

    Proactively escalate material unforeseen problems, challenges, and risk to leadership for discussion, direction and resolution avoiding unnecessary non-performance or customer fallout.

    Build on positive service outcomes to strengthen and expand customer relationships.

    Competencies (Knowledge and Skills needed for this position.)High degree of initiative and strong customer service focus is essential to these roles along with having the highest commitment to professional and ethical standards.

    Demonstrated ability to manage scopes of work, timelines and budgets required.

    Proficiency reading and interpreting contract documents and floor plansProven ability to effectively manage multiple, changing priorities in a fast-paced environment with limited supervision required.

    Strict attention to detail and excellent writing, communication and organizational skills required.

    Must convey a professional, positive image and attitude and successfully develop and strengthen relationships with customers, colleagues, contractors, vendor partners and employee labor.

    Must have a tendency and willingness to work effectively through others by empowering and delegating appropriate levels of responsibility to ensure strategic focus.

    Must have strong interpersonal skills, demonstrated leadership capability and experience diffusing escalations and leading service recovery.
    Strong demonstrated verbal and numerical acumen with excellent organizational and problem-solving skills required.

    The position will be working in the Operations area.
