    Position Summary:


    Tthe primary role will be to manage the execution of each design project throughout every facet of a project including procurement, invoicing, and scheduling.

    The position will participate in multiple projects, touch all aspects of the design project, and interface with the Director daily.

    Essential Duties and Responsibilities

    include the following. Other duties may be assigned.

    Manage the project's FF&E procurement and sourcing.
    Manage all aspects of planning, budgeting, scheduling and execution for all interior design projects.
    Contract all consultants necessary to execute the project, including physical due diligence consultants and design team.
    Manage project documentation including purchase orders, change orders invoices, signatures, approvals, and vendor/client/designer communications.
    Negotiate and prepare interior design contracts with the general contractor, including a detailed understanding of scope, budget, and schedule.
    Schedule design FF&E presentation with Clients.

    Provide feedback to the design team at various plan stages so that the necessary Owner input is incorporated into the design.

    Lead internal meetings at schematic and design development stages to ensure the design is effectively communicated to project team.
    Manage designers' calendars, arrange travel, and client meetings and maintain sample libraries.

    Attend monthly recap meetings, as well as bi-monthly general contractor and subcontractor scheduling meetings.

    Serve as the point of contact for the design and construction team for all project documentation, submittals, change orders and other documents.

    Ensure that all Owner-furnished items are procured per the approved budget and in a timely manner, including interior FF&E, fitness equipment, signage, A/V equipment or other similar items.

    Work with the accounting department to confirm expenses, invoicing, and payment.

    Prepare lessons learned list upon completion of each project and communicate with entire Design team so this information is effectively shared and incorporated into the planning and execution of future projects.

    Manage overall design and renovation process from contract, through design and execution, to disposition, including leading all construction-related communications to the internal and external project team.

    Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater's policies and performance expectations.


    Organizational Responsibilities:


    Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).

    Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).

    Identifies areas for improvement and offers suggestions to improve the department's efficiency, profitability, and productivity.

    Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.

    Work Hours (may vary by state or location):

    Company hours of operation are 8:00am- 5:00pm Monday through Friday.

    Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job.

    Must be able to perform the essential job functions unaccompanied.

    Education/Experience:
    Bachelor's degree, preferred.

    Minimum 5 years of relevant work experience in project/procurement management, property management and preference for a minimum of 2 years in a project management position.


    Computer Skills:


    Demonstrated proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents.

    Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project. Ability to research, learn and understand new software, applications, and hardware and disseminate pertinent information to other team members.


    Certificates and Licenses:
    Current valid driver's license is required.


    Supervisory Responsibilities:
    This position has no direct reports.

    However, his job requires the supervision and leadership of all design and construction team members necessary to execute the development of each project.

    Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.

    Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.


    Routine, local travel may be required to attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.


    Frequent, non-local travel may be required to attend meetings, visit project sites or other situations required to meet company expectations.
