    Summary:

    Oversee and supervise all engineering operations and mechanical maintenance of the building coming within the jurisdiction of the Engineering Department. Oversee and supervise engineers, maintenance staff and all contractors hired by the POA to perform maintenance to or modifications to the building. He/She may stand a shift, work with the tools of his/her trade, and be available for emergencies 24/7.

    • Inspect and immediately repair any safety issues such as trip hazards, fires, and floods.
    • Prepare applications for county permits.
    • Organize fire and earthquake evacuations.
    • Ensure timely and professional email communication regarding maintenance issues, updates, requests, and complete work orders.
    • Perform daily Maintenance activities.
    • Manage Special Projects assigned by the Board and Management.
    • Respond to homeowner needs.
    • Perform duties related to plumbing, electrical, HVAC, painting, drywall, pressure washing, and any other maintenance needs related to the designated property.
    • Manage all Engineering and Maintenance staff.
    • Recruit/Hire Engineering/Maintenance staff.
    • Hold Safety meetings per OSHA requirements.
    • Purchasing of materials and equipment to maintain buildings.
    • Prepare bids for all building projects.
    • Conduct facility and site inspections weekly and complete monthly safety progress reports
    • Develop and oversee preventive maintenance procedures.
    • Prepare Monthly Engineering Reports for Board Meetings.
    • Study and assign cost-saving measures for gas, electrical, and water.
    • Troubleshooting water leaks, electrical problems, noises, vibrations, odors, etc.
    • Inspect and immediately repair any safety issues such as trip hazards, fires, and floods.
    • Point of contact for after-hours' calls and emergencies.
    • The Chief Engineer will supervise, control, direct, administer, and coordinate all engineering operations and mechanical/electrical maintenance of the facility.
    • Drywall and carpentry repair
    • Collaborate with the General Manager on modifications and improvements to building systems.
    • Perform preventive maintenance on the equipment as prescribed by maintenance manuals and manufacturers' recommendations and complete appropriate documentation.
    • Check and log readings for proper equipment operation.
    • Plan and implement a preventive maintenance program.
    • Review building operations, preventive maintenance, training, and energy management equipment status on a frequent basis .
    • Coordinate reviews with the engineering team and file appropriate work orders.
    • For all duties document as appropriate in logs and create a work order as appropriate in the work order system
    • Operate and maintain fire life safety systems including fire sprinklers, smoke exhaust fan systems, damper controllers, variable frequency drives, control centers, and security systems.
    • Operate, maintain, and test-run Emergency power generation systems and log readings.
    • Operate, maintain, and repair sanitary sewer systems, including sump pumps.
    • Maintain and repair trash compactors, including electrical and hydraulic systems.
    • Maintain electrical power distribution and auxiliaries for the building's lighting, mechanical, electrical motors, plumbing, and control components, including lighting maintenance.
    • Preventive Maintenance Program will be scheduled to meet the manufacturer's required service specifications.
    • Assist in training personnel in proper fire/life safety systems.
    • Enforce and practice all safety regulations and participate in periodic safety meetings.
    • Conduct regular inspections, report findings, and make recommendations to the General Manager
    • Ensure all work orders are completed.
    • Complete Management reports and forms as required.
    • Perform unscheduled and emergency repairs as required.
    • Maintain ongoing communication with residents and clients regarding maintenance issues.
    • Perform or assist with any operations as required to maintain workflow and to meet schedules.
    • Notify supervision of unusual equipment or operating problems and the need for additional material and supplies
    • Participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
    • Building Engineers will be responsible for supervising vendors work on-site and reporting all issues directly to management.
    Supervisory Duties
    • Pre-screen and interview prospective employment candidates for open positions in the Maintenance Department.
    • Train and supervise new and existing employees.
    • Terminate employees only with People, Strategy and Operations involvement, in accordance with Management Company policies and procedures.
    • Provide guidance and job development to employees on work practices, performance and policies/procedures.
    • Review and approve time off requests and timesheets via the payroll system according to deadlines provided by the Pay Manager.
    • Conduct annual performance appraisals for employees and recommendations on salary increases.
    Requirements

    Education and/or Experience:
    • Minimum of 5 years of experience in a high rise
    • High school diploma required
    • Minimum of 105 years of experience in Engineering
    • Knowledge of building systems is required (Plumbing, HVAC, Security, Pool Equipment, Boilers, Electrical, etc.)
    • Must possess a clean driving record and a current, valid drivers' license
    • Fire Life Safety Director Certificate preferred
    Language Skills:

    The candidate must have good written communication skills, and the ability to communicate effectively with employees at all levels of the organization, both verbally and in writing.
