    Job Title
    Director, Physical Plant

    Job Description

    This position is responsible for physical plant operations at all GTCC facilities, including, but not limited to, the Jamestown, Greensboro, High Point, Aviation Center and Cameron Campuses. The Director of Physical Plant plans, directs, and supervises general maintenance, custodial services, HVAC, electrical, grounds and motor vehicle functions and personnel for college operations. In addition, this position will assist in the management construction, renovation and maintenance projects for the college whose value is typically less than $500,000 in total cost. The Director works with the Vice President - Operations and Facilities to determine annual repairs and renovations projects and participates in the design of new facilities to assure physical plant requirements are met.

    Mid Salary
    $95, We offer a competitive salary package that will be determined based on the candidate's experience level and qualifications related to the job. Compensation will be commensurate with your level of experience.

    Duties/Functions
    • Provides leadership and supervision of all personnel in assigned departments. Assesses staffing needs, assists with identification of appropriate human resources to accomplish tasks, and conducts timely, effective evaluations of staff.
    • Makes recommendations for and assures compliance with college policies and procedures.
    • Maintains records of physical plant. Prepares and submits state and county reports as required.
    • Develops and implements annual planning unit for college-wide planning process.
    • Assist in the preparation of the county operating budget.
    • Oversees workplace safety for the Physical Plant Department. Oversees coordination and completion of physical moves for the college.
    • Manages and is accountable for departmental budgets. Tracks Physical Plant Department and utility expenditures, noting trends and assuring fiscal responsibility of financial resources. Must continuously seek out opportunities for maximizing use of available funding.
    • Approves all purchase requisitions for Physical Plant departments.
    • Oversight of service requests and work order system including preventive maintenance.
    • Serves on college inclement weather cadre. Organizes staff for snow removal and other emergency work to open the college for instruction. Maintains up to date emergency contact lists.
    • Plans and oversees work assigned to general maintenance, HVAC, electrical, custodial services, grounds and college motor vehicles.
    • Manages various construction, renovation and maintenance projects including but not limited to the manpower, contracts, materials, time, and other expenditures as required. Organizes work schedules so that all projects are completed in a timely fashion.
    • Establishes and maintains good working relationships with faculty, staff, students and vendors.

    Additional Duties and Responsibilities:
    • Completes special projects and performs other duties as assigned by the Vice President - Operations and Facilities.
    • Participates in job related enrichment seminars and workshops.
    • Represents college at ACCFO conferences
    • Serves on college committees as assigned.
    • Perform all duties as assigned by supervisor
    Difficult Challenges
    • Managing HR issues with large diverse staff located on all campuses,
    • Time management due to constant disruptions and unanticipated issues that require immediate attention
    • Balancing budget vs. needs across all campuses and identifying critical infrastructure issues in a timely manner
    • Ensuring customer service levels across Physical Plant operations.

    Education Required
    • Bachelor's degree in engineering, facilities management, business or related field preferred. However, extensive experience (i.e. 10 years of progressive responsibility) managing trade contractors and/or maintenance of large (greater than 100,000 square feet) facilities will be considered.
    Education Preferred
    • Licensed as Mechanical or Electrical Engineer.
    • Licensed as General Contractor, Electrician (unlimited classification) or HVAC commercial contractor
    Experience Required
    • Minimum five (5) years supervisory experience with preference given to experience managing supervisory level personnel.
    Experience Preferred
    • Minimum five (5) years' experience in managing facilities operations preferred with preference given to experience in facilities management in an educational setting. Previous experience as a Physical Plant manager at the Community College or University level
    KSA Required
    • Skill in planning, assigning, supervising and evaluating the work of staff.
    • Demonstrated ability to administer and supervise facilities operations including heating, ventilation, and air conditioning (HVAC), electrical systems, plumbing systems, custodial services, safety, carpentry, painting, grounds maintenance and vehicle maintenance.
    • Ability to communicate effectively in writing and verbally.
    • Skill in estimating the materials, time, and expenditures needed for various renovation and maintenance projects.
    • Demonstrated ability to develop and administer budgets for repairs and renovations as well as operating expenditures
    • Ability to manage multiple unrelated projects simultaneously.
    • Ability to establish and maintain good working relationships with co-workers, staff, students, and the general public and nurture outstanding customer service attitudes among staff.
    • Ability to work independently with minimum supervision.

    Department/Job Specific Requirements
    • Valid driver's license and acceptable driving record
    • Acceptable background and credit checks required
    • Successfully completes all federal, state, and college required training programs including but not limited to Emergency Action Plan, Emergency Equipment, Reporting Requirements, Anti-Harassment, Personal Information Protection, Ethics Law in North Carolina, and National Incident Management Systems
    • Will be required to work at times other than scheduled hours such as during emergency repairs and inclement weather.
    The following (compliance) training is required and must be completed within the first 30 days of hire with annual refresher training thereafter:
