Description
Essential Duties and Responsibilities include the following. Other duties may be assigned to meet business needs.
Organization of files
Filed by Admin people when enters construction by the month it starts, then by job #
All A.M's have their own file cabinet where they can find all their files to be scheduled
All A.M.'s are responsible for updating the start date on the file and re-organizing their own file
Break down plan for schedule
Red line pre site
Compare plan with costing
Break down materials on the to the "T"
Cost adjust buy out on materials
Choose crews, sub contractors
Equipment needed
Compare days/hours to the break down
Check on permits needed
Schedule jobs
Put clear schedule together with accuracy to time and money
Overlap crews as needed to create efficiencies
Set schedule with your super
Confirm redlines of the job
Updates
Stagger times with scheduling 12:30 – 2:00 Decide which valley will call when
Insure accurate updates – ask proper questions – See Jon L.
Look for efficiencies on updates for schedule
Management/follow through
Set weekly schedule – Field time/schedule time
Insure super/jobs stay on schedule
Insure quality construction
Communicate with builders, homeowners, designers ( Inspect what is Expected)
Insure safe job sites
Train and plan for job rap up
Insure all systems are being followed and utilized
Insure that construction issues do no go to warranty
Cross train lead super for back up
Posting
Update posting daily with your team
Watch % with on going jobs
Give updates to Dana daily – check on accuracy
Manage super reports, C/A's, action forms, sign offs, punch list ( if any)
Forecasting
Know $ of available work to be scheduled
Know what the goals are as well as other valleys to insure teamwork and under or over utilization yours and others teams
Know the subdivisions that are closing or coming up
Know what you are closing for the day, week, month
Know the # capabilities to insure proper amount of staff
Know the budget- will it be enough for what you have forecasted?

Watch for the need of more supers depending on the #'s
Control salaries and raises through constructive and positive feedback with employees and performance appraisals.
