    We are currently seeking a

    Residential Property Coordinator .

    This Residential Property Coordinator position is involved in all aspects of day-to-day operations of the Residential Portfolio, including rent and other fee collection, tenant relations, maintenance and repair, landscaping and leasing available houses.

    The Residential Property Coordinator handles tenant requests and complaints and ensures the Tenants are following the terms and conditions of the lease and is familiar with market conditions.

    The Residential Property Coordinator assists in the preparation and management of the annual budget, reporting, and financial performance of the Residential Portfolio.

    Residential Property position functions at a high capacity within the context of a larger team, setting and implementing goals.


    EXAMPLES OF DUTIES
    Duties may include, but are not limited to, the following:

    Ensuring timely collection of rents and fees
    Conducts (minimum) quarterly property visits to ensure property presentation in compliance with Company standards and relevant laws and codes.
    Bid, negotiate scopes of work and manages job through documentation of completion. Any scope of work exceeding $500 requires DPM approval; any scope of work exceeding $3,000 requires competitive bid.
    Coordinates work requests for Operations Technicians with Operations Coordinator.

    Resolution of maintenance issues, administration of property improvements and oversight of existing conditions to achieve long-term presentation of the properties.

    Develop preventative maintenance plans to avoid increased liability, risk, or expense.

    Meeting with potential tenants to collect all required documentation followed by preparation of lease deal packet, including the application to lease.

    Ensure tenant compliance with requirements of the lease.
    Approves property related invoices through the payables system.
    Development and management of budgets including monthly variance reports. Establish long range capital plans for asset presentation.
    Maintain a positive, productive relationship with tenants.
    Assist in the marketing of available houses.
    Analyze problems with properties finding the best solution for tenant and Owner.
    Troubleshooting and responding to afterhours property or tenant emergency.
    Other duties as assigned.


    QUALIFICATIONS:

    Knowledge of:
    Operational characteristics, services, and activities of a comprehensive Property management plan.
    Financial Analysis - budgets and variances.
    Principles and terminology of preventative maintenance contracts.
    Proficiency with Microsoft office.


    Skill in:
    Strong communication and excellent listening skills to deal with tenants and/or vendors.
    Excellent attention to detail
    Strong project management background to work closely with and give direction to contractors and vendors.
    Self-starter with strong time management and problem-solving skills.
    Ability to think on one's feet to effectively solve issues.
    Solid time management skills with ability to prioritize, organize and successfully balance multiple tasks and requests.
    Must be a team player, work well with property management, lease administration, accounting, Operations Technicians and Operations Coordinator.
    Ability to present Koury Corporation in a professional manner.


    MINIMUM QUALIFICATIONS
    Possession of a high school diploma, GED or recognized equivalent. Degree in real estate, property management, or related field or a minimum of 3 years in a similar role
    NC Real Estate License preferred
    3-5 years of (full-time equivalent) verifiable experience in broad based property management.
    Must possess a valid North Carolina driver's license and have a satisfactory driving record.
