    Our client is a collaborative joint venture that brings together the expertise of leading professionals in land use planning, community development, and homebuilding. They are a reputable player in the real estate sector known for their strategic approach and innovative designs aimed at enhancing communities.

    Summary

    We are looking for a Land Entitlements Manager responsible for overseeing due diligence processes for new acquisitions and managing engineering and entitlements for new communities.

    This role entails collaborating with consultants and local authorities to ensure timely approval of zoning and engineering submissions, in line with project schedules and specifications. Additionally, duties include reviewing zoning documents, developer agreements, permits, and other relevant paperwork for new developments.

    Location

    Charlotte, NC, with occasional 10% travel.

    Compensation

    Competitive base salary + bonus + full benefits package.

    Primary Responsibilities

    • Ensure regulatory compliance with entitlements and environmental regulations by coordinating with city, county, and federal agencies.
    • Liaise with city officials, consultants, and community groups to secure necessary public approvals and permits.
    • Collaborate with development and operations teams to streamline the project progression.
    • Supervise consultants and subcontractors' activities to ensure approvals and adherence to schedules.
    • Work with attorneys to draft and review development agreements for approvals from various regulatory bodies.
    • Represent the division at Public Hearings and other relevant meetings to obtain required approvals.
    • Maintain a positive company reputation with peers and local authorities.
    • Cultivate relationships with elected officials, planning commissions, and local organizations.

    Education, Skills, and Experience

    • BS degree in Land Planning, Engineering, or Environmental Science.
    • Familiarity with State and Federal development and environmental laws, local zoning requirements, civil engineering, and city/county regulations.
    • Strong network and market knowledge in the area are advantageous.
    • Proficiency in Excel, Word, and PowerPoint.
    • Excellent analytical and writing skills.
    • Effective communication and interpersonal abilities.
    • Dedicated team player with strong work ethic.
    • Outstanding organizational skills.
