    Job Description:Bode is looking for a Maintenance Technician for West Seattle, WA. We are seeking a sharp, creative employee with strong social skills, and organization skills that will connect with residents. The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.

    Essential Duties and Responsibilities:
    • Core duties and responsibilities include the following. Other duties may be assigned.
    • Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities.
    • Ensures apartments are ready for occupancy by performing various and as-needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed.
    • Maintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, moping, pressure washing breezeways and commons areas, general cleaning as needed, and other areas as directed.
    • Repairs minor problems of buildings and foundations, including ceilings, walls, floors, basements, and all mechanical contents of the building.
    • Assists with unit turns, move-outs, apartment inspections, and work orders.
    • Applies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical, and any other related setups to perform maintenance, preventative maintenance, and/or repairs.
    • Complies with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attends and participates in company safety meetings and required training and other safety-related laws and requirements, and reports accidents and incidents promptly to supervisor.
    • Reports safety hazards, equipment, and customer concerns to the supervisor.
    • Responds quickly to emergency situations during work hours and on-call coverage.
    • Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost-saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies.
    • Maintains high levels of customer service for prospects, residents, vendors, and associates.
    • Performs other duties as assigned.
    • Turning vacant apartments in the fastest, most cost-effective way, while maintaining quality workmanship.
    • Completing work orders in the fastest and most cost-effective way, while maintaining quality workmanship.
    • Completed all work in a workmanlike manner at all times.
    • Schedule Vendors
    • Track and maintain supplies
    • Obtain Bids from outside vendors
    • Ensure maintenance is completed per the turn sheet.
    • Review completed work orders in the appfolio to ensure full completion to avoid a returning visit.
    • Continuously inspect all your properties for curb appeal, cleanliness, and maintenance needs, enter work orders for deficiencies, and ensure their completion.
    • Coordinate with the maintenance l Manager in ordering and inventorying of maintenance supplies.
    • Plan and conduct periodic inspections of all units and create follow-up plans to address findings.
    • Ensure you know the location of and understand the operation of all water, gas, and electrical shut-offs as well as fire safety equipment.
    • Keep track of, maintain, and securely store all property-owned and leased equipment, tools, materials, and supplies.
    • Ensure all work is performed safely.

    Job Type: Full-time

    Pay: $24 - $30
