    Description

    We are currently partnered with a $50B+ AUM Real Estate Fund that is currently looking to expand their Secondaries / Co-Investment Team. The firm in know for having a strong reputation within the real estate space and providing a wide breath of products to their clients.

    As a Real Estate Secondary/Co-Investment Associate, you will play a pivotal role in identifying, analyzing, and executing secondary market transactions and co-investment opportunities within the real estate sector. You will work closely with senior team members to assess investment opportunities, conduct due diligence, and contribute to investment decisions that align with the fund's investment objectives.

    Key Responsibilities:

    Deal Sourcing and Screening:

    • Proactively identify secondary market opportunities and potential co-investment prospects in alignment with the fund's investment strategy.
    • Screen and evaluate incoming deal flow, analyzing key investment metrics, market dynamics, and risk factors.

    Financial Analysis and Modeling:

    • Conduct comprehensive financial analysis and modeling to assess investment opportunities, including cash flow projections, valuation analyses, and sensitivity testing.
    • Perform in-depth due diligence on target assets, including review of historical financial performance, lease agreements, property valuations, and market research.

    Investment Due Diligence:

    • Collaborate with cross-functional teams to conduct thorough due diligence on potential secondary market acquisitions and co-investment opportunities.
    • Evaluate legal documentation, title reports, environmental assessments, and other relevant materials to identify potential risks and mitigate issues.

    Transaction Execution:

    • Support senior team members in negotiating transaction terms and structuring deals that optimize risk-adjusted returns.
    • Assist in the preparation of investment memorandums, presentations, and other materials for internal and external stakeholders.

    Portfolio Management:

    • Monitor the performance of existing investments, tracking key performance indicators, and identifying opportunities to enhance value.
    • Participate in asset management activities, including lease negotiations, capital improvement projects, and disposition strategies.

    Market Research and Analysis:

    • Stay informed about market trends, competitive dynamics, and regulatory developments impacting the real estate sector.
    • Conduct market research and analysis to identify emerging investment themes and opportunities for portfolio diversification.

    Qualifications:

    • Bachelor's degree in Finance, Real Estate, Business Administration, or related field. MBA or CFA designation is a plus.
    • 2-4 years of experience in real estate investment banking, private equity, or investment management, with a focus on secondary market transactions and/or co-investments.
    • Strong financial modeling skills and proficiency in Excel.
    • Excellent analytical abilities with a keen attention to detail and the ability to perform thorough due diligence on complex transactions.
    • Effective communication and interpersonal skills, with the ability to collaborate effectively in a team-oriented environment.
    • Demonstrated ability to manage multiple priorities and work efficiently in a fast-paced, deadline-driven environment.
    • Genuine interest in the real estate industry and a desire to pursue a career in real estate investment management.
