    Description

    Distinctive Beach Rentals, a division of VTrips, is seeking a full-time Property Manager to join our growing team

    The Property Manager is responsible for overseeing the care and condition of a portfolio of assigned vacation rental properties. This includes quality assurance inspections, inventory management, billing and vendor management, and administrative functions.

    Essential Functions:

    • Work with the Client Success Manager regarding the preferred method of communication for owners in assigned portfolios.
    • Perform Quality Control inspections monthly of assigned portfolios and enter corresponding notes in the system.
    • Review and confirm completion of all new property paperwork with the Client Success Manager and ensure timely entry into the system.
    • Build and maintain relationships with HOAs and community service staff to enhance relationships between operations and owners.
    • Manage property onboarding and offboarding.
    • Review owner statements monthly in conjunction with the Client Success Manager and accounting to verify accuracy.
    • Understand the financial goals of the assigned portfolio and always operate with the owner's interests in mind.
    • Communicate professionally with vendors/contractors concerning scheduling, billing, certificates of insurance, and other needs.
    • Submit invoices for payment; maintain detailed records associated with work orders, inspections, and inventory.
    • Communicate with the Supervisor regarding units coming on/off the program and execute the standard protocol.
    • Establish new pictures and continually monitor the need for updates (Inside Maps).
    • Maintain continuous maintenance schedule and assignments for property portfolio and assist other Property Managers, as needed.
    • Report guest damages and missing items immediately; provide photos of damages and documentation.
    • Administer "go-back" protocol with Housekeepers for any guest satisfaction issues in relation to property conditions.
    • Responsible for installation/maintenance of WIFI in units.
    • Attend meetings with supervisor and/or upper management, as requested.
    • Learn and ensure compliance with all company, local, state, and federal safety rules.
    • Be aware of the company's emergency preparedness plan and responsibilities. This includes being available for implementation and assistance if necessary.
    • Perform after-hours on-call responsibilities on a rotational and as-needed basis.
    • Perform other duties as assigned.

    Requirements
    • Minimum 3 years of property management experience, preferably in the vacation rental or hospitality industry.
    • Proficient with document management, databases, and spreadsheets.
    • Working knowledge of Microsoft applications.
    • Strong organizational skills with the ability to multi-task and problem-solve.
    • Excellent communication skills.
    • Valid driver's license, auto insurance, and transportation to travel between locations while working.
    • Must be eligible to work in the United States and pass a background screening.
    • Ability to work a variable schedule to include weekends, holidays, and on-call as assigned.

    Mental Demands: Organize, multi-task, and problem-solve.
