    00 Pay Schedule Hourly FLSA Designation Non-Exempt Position Summary Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, walk-in coolers, walk-in freezers, and ice machines. Requires knowledge of building systems and maintenance relating to commercial HVAC and refrigeration systems. Must be able to interpret schematics, one-line diagrams, and blueprint drawings. Requires general knowledge of commercial HVAC automatic control systems, building electrical systems, commercial plumbing systems, and all related components. Requires experience with commercial plumbing systems, fixtures, and related components. Perform carpentry work throughout campus, such as repairs to doors and door hardware, ceilings, flooring, and classroom seating.

    This position will be expected to interact with customers and other employees in a professional manner that enhances work effectiveness for the facilities maintenance crew.

    Relieve Plant Operators as required and assume all duties of that position to include, but not limited to, operating central utilities plant equipment, make rounds and complete operating logs, monitor campus equipment through the energy management systems, note deficiencies and take corrective action.

    Maintenance Duties:

    Operate, maintain, install, and perform preventive maintenance on all types of heating, air conditioning, and refrigeration equipment including large commercial air handlers, boilers, chillers, pumps, generators, walk-in coolers, walk-in freezers, ice machines, valves, distillers, water softeners, etc.

    Use basic hand tools and equipment such as pipe threader, tube cleaning equipment, aerial lifts, hydraulic press, drills, grinders, saws, refrigeration gauges, volt/ohm/amp meters etc.

    Document completed preventive maintenance and work order requests using the Computer Maintenance Management System (CMMS). Complete material request forms, inspection reports, log sheets, leave requests, and other required paperwork.
