Senior Estimator / Preconstruction Manager

The Senior Estimator / Preconstruction Manager is responsible for developing accurate and comprehensive construction cost estimates, schedules, and budgets from conceptual design through Guaranteed Maximum Price (GMP). This role analyzes construction documents, drawings, and specifications to determine material, labor, equipment, and subcontractor costs for both hard-bid and negotiated projects. The position coordinates pricing with subcontractors, suppliers, and internal stakeholders; evaluates historical cost data and market trends; and prepares detailed estimating deliverables, value engineering options, and bid packages. The Senior Estimator / Preconstruction Manager provides leadership, mentorship, and quality control oversight for estimating functions, supports preconstruction planning and risk management, and serves as a key contributor to client communication, proposal development, and overall preconstruction strategy.

Minimum requirements include authorization to work in the United States without the need for current or future visa sponsorship, a bachelor's degree in Construction Science, Construction Management, Architecture, Civil Engineering, or related field, minimum of 4 years of commercial construction estimating experience; 10+ years of combined preconstruction, estimating, or operational experience on commercial construction projects preferred, proficiency in Microsoft Office (Excel, Project, Word, PowerPoint, Outlook), Sage, AutoCAD, and estimating software, strong understanding of commercial construction systems, including sitework, foundations, structural systems, interiors, and MEP systems, advanced proficiency in Microsoft Excel for cost modeling and data analysis, LEED accreditation (USGBC) preferred, professional estimator certification (e.g., ASPE) preferred, excellent organizational, analytical, and communication skills, ability to manage multiple projects, meet deadlines, and work independently, strong attention to detail, time management, and problem-solving skills, ability to read, interpret, and organize construction plans and specifications, and light travel as required.
Job responsibilities include preparing bid-chase briefs and attending pre-bid meetings and site visits, leading kick-off and progress meetings, preparing agendas and minutes, reviewing front-end documents and Owner agreements to identify risks, performing constructability reviews and generating RFIs using Autodesk Build, managing prequalification and selection of subcontractors and suppliers, developing and maintaining preconstruction and design schedules, preparing accurate quantity takeoffs and detailed estimates using On-Screen Takeoff, coordinating and analyzing subcontractor bids, preparing bid leveling matrices, and performing bid-day evaluations, preparing detailed estimate summaries, bid forms, risk mitigation plans, and procurement tracking logs, presenting and explaining estimates to clients, architects, and operations teams, supporting project handoff by reviewing costs, subcontractor scopes, and value analysis opportunities with the Project Management team, maintaining and updating historical cost databases, pricing, and estimating software, ensuring compliance with company policies, procedures, and safety standards, mentoring and evaluating assigned estimating staff and contributing to ongoing training initiatives, and performing other duties as assigned to support project and departmental success.
