    Description

    Role:Oversee all phases of Renu construction projects to ensure on time completion while complying with all necessary requirements and according to budget.

    Duties & Responsibilities:

    • Responsible for overall project success and quality
    • Ensure the company values are adhered to with both quality of work and customer satisfaction.
    • Utilize Pro-core for all project documentation, correspondence, etc.
    • It is PMs responsibility to ensure Procore file is up to date
    • Create and maintain project schedules
    • Must use scheduling software - Microsoft Project
    • Create project durations and keep track of progress
    • Properly document any project delays
    • Coordinate other trades durations into overall project schedule
    • Attend job transfer meetings
    • Attend jobsite construction meetings
    • Maintain and review meeting minutes; respond to or correct any inaccuracies in minutes generated by others
    • Generate submittals and track the review process
    • Document any delays in submittal process and coordinate with Architects and CMs to streamline and truncate the process
    • Generate RFIS and track the review process
    • Document any delays in RFI process and coordinate with Architects and CMs to streamline and truncate the process
    • Create a conformed set of drawing and specifications for supervisor and PM
    • Incorporate all SKs and addenda into drawings and specifications
    • Track project costs
    • Create budgets for specific cost codes
    • Create schedule of values
    • Maintain change order logs
    • Capture all change orders and work not within bid upon scope
    • Work with project accounting on billing on AIA; give accurate completion percentages monthly
    • Track back charges to subcontractors
    • Review and approve subcontractor invoices
    • Manage general condition costs; in-house labor, dumpsters, supervision, etc.
    • Review scopes of work as created by Preconstruction coordinator
    • Create subcontractor agreements with scopes of work established by Pre-construction coordinator
    • Review drawings, specifications and create accurate and detailed scopes of work for each subcontractor. Must ensure all work for a specific trade is included in subcontractor work scope
    • Goal is to have ZERO change orders between Renu and subcontractors that are not chargeable to the Owner. This can be accomplished with detailed scopes of work capturing every piece of the job
    • Generate estimates for both change order purposes and for initial job creation
    • Must read and interpret construction drawings and specifications
    • Perform quantity take-offs
    • Be familiar with current unit prices for labor and material
    • Establish buyout goals with project team
    • Establish long lead time items and create a buyout milestone schedule.
    • Work with estimating coordinators on creation of leveling sheets.
    • Create and maintain job documentation
    • Contact sheet
    • 2-week look-ahead
    • RFI logs
    • Submittal logs
    • Track and document all project changes
    • Transfer abatement scope from specifications onto drawings
    • Price and order project material
    • Work with super to create material list
    • Work with director of purchasing on procuring material
    • Create, review, and approve purchase orders.
    • Participate in buyout process - see above
    • Coordinate daily construction activities with job supervisors
    • Ensure job supervisor is following company standards in terms of quality of work
    • Ensure job supervisor is maintaining daily logs, safety binders, tool box talks
    • Ensure job supervisor has all current and up to date construction drawings, specifications and approved submittals
    • Schedule labor and installs
    • Coordinate deliveries
    • Coordinate door measure with Sunrise
    • Coordinate utility mark-outs
    • Close out documents
    • Create as-builts with project supervisor
    • Provide all required closet out documents, warranties, guaranties and maintenance information
    • Responsible for the overall quality and coordination of work performed, client interface, and utilization of resources
    • Prepare schedule of values and manage project budget
    • Prepare all submittals, RFI's, shop drawings, and change order requests in timely manner
    • Ensure accurate and complete project documentation
    • Ability to develop contingency plans in the event an item on the critical path is delayed.
    • Facilitate and have complete understanding of the bidding/negotiations/buyout process.
    • Study bid specs carefully, looking for potential issues prior to job start
    • Collaborate and regularly communicate with engineers, architects etc. to determine the specifications of the project
    • Properly plan, schedule, and track project and materials delivery to ensure that company commitments are met
    • Demonstrate a comprehensive knowledge of the status of every project under your control
    • Coordinate and direct work of subcontractors while developing strong working relationships
    • Has a thorough understanding of the subcontractor scope and contracts, and identifies opportunities and risks
    • Resolve scope problems with subcontractors
    • Work with on-site Project Supervisors to deliver the highest possible quality and customer satisfaction
    • Successfully complete projects to maximize profit and client satisfaction
    • Consistently exceptionally well prepared for meetings with clients/owners, engineers, architects, and subcontractors
    • Identify and negotiate time extensions where justified and or allowed
    • Ensure that the punch list is completed to the client's satisfaction
    • Review and ensure that the safety plan is in place prior to starting work
    Education:
    • BS/ BA in engineering, building science or relevant field
    Skills:
    • Excellent communication skills.
    • Analytical thinker.
    • Great organizational skills.
    • In-depth understanding of construction procedures.
    • Familiarity with project management software - Sage & Procore.
    • Team player with leadership abilities.
    Experience:
    • At least 3-5 years experience in the construction industry.
    • Osha 62-SST required.
