    Job Description

    The Groundskeeper will maintain the overall appearance of the apartments and other areas, ensuring they are well-maintained and meet company standards. This includes performing hands-on maintenance tasks such as repairs, inspections, and general upkeep.

    Key Responsibilities:

    • Maintain grounds, amenities, building exteriors, leasing office, parking lots, and community buildings to ensure a clean and welcoming environment.
    • Remove trash from office areas and apartment community perimeter daily.
    • Operate lawn equipment to keep sidewalks, breezeways, office fronts, and dumpster corrals clean.
    • Assist Maintenance Supervisor/Property Manager in completing assigned tasks.
    • Support snow removal and ice melt distribution when needed.
    • Gather fallen tree limbs for disposal.
    • Maintain and manage tenant patios according to lease agreements.
    • Report maintenance concerns for repairs in apartments, models, clubhouse, and common areas.
    • Uphold curb appeal and deliver communication documents to residents.
    • Acknowledge and uphold company policies, goals, and values.
    • Contribute to various tasks required by the management team.

    Requirements:

    • 1-2 years of previous groundskeeper experience is necessary.
    • A strong attention to detail is essential.
    • Lifting 50 pounds of materials such as soil, concrete, cleaning supplies, mulch, and equipment is required.
    • Knowledge of ladder work is necessary.
    • Personal grooming and professional attire are mandatory throughout the workday and community presence.
    • A valid driver's license is necessary for vehicle operation.
    • Strong communication skills are required for resident, coworker, and senior management interactions.
    • Able to contribute to a team approach serving residents and maintaining a successful community.
    • Compliance with employee handbook expectations is necessary.
    • Passing a drug test and background screening is required.
