    Job Description Salary:
    $80,000-$110,000 DOE


    POSITION SUMMARY
    Great States focuses on acquiring and developing multifamily housing in growing markets across the Midwest and Mountain West. Our primary focus includes multi-family, adult active living (55+) and single family for rent.

    As the Director of Asset Optimization, you are a talented leader with an entrepreneurial mindset. You are a high performer that creates successful operational and financial functions and processes.

    The goals for the Director of Asset Optimization is to maximize the asset's value, increase cash flow, and increase the velocity of the capital.


    ESSENTIAL JOB FUNCTIONS
    Lead debt management strategies
    Maximize revenue for assets
    Conduct property inspections and propose improvements to leadership
    Determine asset baseline and implement strategies to improve
    Continually assess financial health of the asset
    Monitor and assess all insurance policies
    Approve and review property taxes including escrow sufficiency and contest property taxes
    Approve CAPX management including monitoring recurring and ongoing projects
    Approve market analysis
    Approve expense management
    Contribute to the annual property budget review
    Identify opportunities for change in management or dispositions
    Communicate the performance vs proforma/budget
    Responsible for cash management and forecast global real estate cashflow for future deals
    Cultivate investor relationships through communication of results, projections, and summaries
    Property owner's representative and primary point of contact


    EDUCATION AND WORK EXPERIENCE:
    Bachelor's degree in finance or related field
    Five years of progressive experience


    KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
    Strong organizational skills, detail-oriented and accurate
    Excellent communication skills – both written and verbal
    Ability to exercise strategic/critical thinking
    Entrepreneurial and continuous improvement mindset
    Self-motivated, eager, and positive
