+ Abstracts and audits all lease data using a standardized protocol to capture key data and payment schedules.
+ Interprets lease documentation to determine financial responsibility between Landlord and Tenant for building operating costs; establishes recurrent payables and receivables schedules for contract term.
<+ Financial Management:
Coordinates monthly payment of base rents, CAM, NNN by assigned portfolio according to lease contract or other contract documents. Generates third party charges rent statements insures accurate aged receivable reporting calculates late fee interest charges coordinates unlawful detainer legal actions. Ensures Consumer Price Index scheduled monetary increases implemented accurately resolves dispute with Landlords Tenants ensures balance sheet recording security deposits refund calculations proper disbursements upon lease expiration tracks monitors compliance with lease pertaining Tenant Improvement allowances processes Certificates Insurance requests compliance through SH Risk portal coordinates discrepancies unusual requirements acts department liaison landlord tenant vendors prepares welcome packages key information needed establishes maintains vendor database within CoStar secures vendor numbers verifies accuracy no duplicates records tracks monitors reports in response business needs including monthly property system level portfolio summaries requested Leadership analyzes floor plans stacking diagrams measurements BOMA standards links each property record floor plan identifies discrepancies erroneous misleading relative circulation load factors rentable usable determinations builds maintains accurate building rent rolls showing occupied non-occupied available space costs oversee designs integrates real estate databases others Lawson Projecto Tableau Rosetta Stone.
