    Property Manager – On-Site (Multiple Openings)

    Bronx | Harlem | Manhattanville

    The Opportunity:

    A well-established New York City-based residential property management firm is hiring multiple on-site Property Managers to support separate residential portfolios located in the Bronx, Harlem, and Manhattanville.

    Each opening is a stand-alone, fully on-site role with responsibility for a specific portfolio. While the buildings and locations differ, all roles require the same core skill set: strong on-site leadership, sound operational judgment, and the ability to manage building issues from a practical, hands-on perspective.

    The portfolios are stabilized and include older building systems, active maintenance needs, and ongoing capital and improvement work.

The organization specializes in managing complex, stabilized portfolios and works closely with ownership to protect and enhance long-term asset value.

    Location & On-Site Requirement:

    • Multiple full-time, 100% on-site roles available
    • Each role is based at one primary location:
    • Bronx
    • Harlem
    • Manhattanville
    • Daily on-site presence required
    • Candidates will be aligned to one specific portfolio

    Reporting Structure:

    • Reports directly to senior property leadership
    • Works closely with ownership, executive leadership, and on-site teams
    • Serves as the primary operational lead for the assigned portfolio

    Key Responsibilities:

    • Lead day-to-day on-site operations for an assigned residential portfolio
    • Serve as the primary point of accountability for building performance
    • Conduct regular property walkthroughs to identify:
    • Maintenance issues
    • Safety concerns
    • Cleanliness and operational standards
    • Manage and support on-site staff, including Superintendents and Assistant Property Managers
    • Oversee vendors and ensure work is completed properly and on time
    • Coordinate maintenance and capital projects while minimizing resident disruption
    • Identify operational or mechanical issues early and drive solutions
    • Communicate clearly with leadership on risks, priorities, and recommendations
    • Ensure compliance with NYC housing regulations and requirements
