Position Summary:
The Project Manager is responsible for managing commercial development projects from early planning and design through construction, closeout, and occupancy.
This role requires active coordination with contractors, consultants, and local authorities to ensure projects are completed on schedule, within budget, and to established quality standards.
Job Responsibilities:
Oversee day-to-day construction activities through regular site visits to monitor progress, quality, safety, and compliance with approved plans.
Prepare monthly progress reports documenting construction status, budget tracking, schedule updates, and any issues requiring attention.
Manage project budgets, contractor proposals, subcontractor bids, and contract reviews to ensure alignment with construction documents.
Review, evaluate, and negotiate change orders, including cost and schedule impacts.
Coordinate interior and exterior punch lists and verify completion prior to final project acceptance.
Assist with permitting, inspections, and coordination required to obtain certificates of occupancy.
Participate in design and document review, providing input on constructability, layout, and efficiency.
Support review and approval of payment applications, change orders, and project-related expenses.
Maintain accurate project cost reports and documentation throughout construction.
Coordinate collection of as-built drawings, warranties, manuals, and closeout materials.
Job Requirements:
Regular travel to construction sites and meetings with contractors, consultants, vendors, and municipal agencies as required.
5+ years experience of commercial construction project management
Strong background in budgeting, cost tracking and change order management
Experience overseeing projects from design through construction and closeout
