Description
The Conversion Asset Manager reports directly to the Director of Asset Management and is responsible for tracking, analyzing and forecasting data points as well as reporting related to monthly cash positions, contracts, budgets, and property operational analytics among other areas as deemed necessary for the Housing and Economic Development (HED) department withing Cesar Chavez Foundation.
The position will maintain the financial modeling, budgeting, and forecasting for the new affordable housing development as well as existing affordable housing developments.
The individual will also consolidate data points that are collected on a monthly and/or quarterly basis in order to track property operating and capital expense performances.
The position will support Asset Management, as well as support Real Estate Development and Property Management departments on a limited basis.
RESPONSIBILITIES
Primarily support the Asset Management team on an as needed basis during property acquisitions and portfolio financing events.
Provide support to the departments through financial modeling and analysis in Excel and Yardi.
Assist in the yearly preparation and review of asset-level annual budgets and portfolio-level annual strategic business plans for properties.
Review monthly reports including rent rolls, returns, operating statements, and capital expenditures.
Track monthly and/or quarterly budget variances on a consolidated basis and present to the Departments.
Create and maintain an average cost metrics for monthly contracted operating expenses across the portfolio.
Represent HED's ownership concerns and coordinate with property managers, project managers and other development team members
Create a semiannual analysis of vendors and performances on a line-item basis for each monthly contracted trade within the portfolio.
Review and maintain accounting for projects in conjunction with Property Accountants and Property Managers.Monitors physical lease up, initial monitoring compliance and gives guidance toward the conversion to permanent loan, assist in the receipt of the 8609.
Work collaboratively to create and refine reporting procedures, database and other informational systems to collect data, track projects, enhance communication and distribute to CCF management.
Ensures properties are meeting financial goals as projected and required under all agreements and regulations.Occasional travel to properties, as needed, located throughout California, New Mexico, Arizona, and Texas.
Independently monitor the activities of property management firms responsible for the daily operations of the properties, and report significant information to the Director of Asset Management.
Directly support management with ad-hoc reports and assist with special assignments as needed.REQUIREMENTS
Interest in affordable housing property types.
Minimum 3-5 years' work experience in Real Estate, Finance or Accounting.
Significant experience with Microsoft Office specifically in Excel / financial modeling
Knowledge of Yardi
Strong knowledge of property management operations
Strong attention to detail
Good verbal and written communication skills
Good organizational skills with the ability to prioritize and multi-task
Ability to work independently and as a team member
EDUCATION/QUALIFICATIONS
BS/BA - Bachelor of Science degree in Accounting, Finance, Business Administration, Urban Planning or other Management related field.
Minimum of 3-5 years Asset Management experience.
