    The Omaha Housing Authority is a Non-Profit Government Agency based in Omaha and established in 1935. Omaha Housing Authority contracts with HUD to provide safe and sanitary housing to low and moderate-income individuals through rent subsidies and administers over 2700 public housing units and up to 4,300 Housing Choice (Section 8) Vouchers.

    Salary Range

    $ $27.60 per hour

    Job Function

    The drywaller executes drywall installation and repair, in addition to assisting with painting, in residential units and common areas. This is skilled work, including prepping work areas, wall repairs such as patching holes in drywall and plaster; drywall installation work such as hanging, taping, and mudding; application of paint and related products.

    Essential Functions

    (This position may not perform all the functions listed, nor is this an exhaustive list of all the functions that may be performed.)

    • Inspect surfaces to be repaired; estimate needed materials.
    • Ensure careful preparation and cleanup of work sites to protect OHA and resident property.
    • Prepare surfaces by sanding, sandblasting, stripping, masking, and scraping.
    • Apply paint to interior and exterior surfaces, including walls, ceilings, doors, trim, furniture, and equipment using a variety of equipment including brushes, rollers, and sprayers.
    • Installs sheetrock, patches drywall, ceilings, and floors.
    • Complete work within the established guidelines and timeframe.
    • Responsible for ensuring work orders are completed timely and that the inventory used in competing the work orders is accounted for.
    • Conduct all work according to lead paint safety procedures and regulations. Follow lead-safe practices when performing renovation, repair and painting projects that disturb lead-based paint in homes built before 1978.
    • Work in vacant units, occupied units, and common areas.
    • Erects and disassembles scaffolding.
    • Cleans and maintains brushes, spray guns, drywall tools and other equipment.
    • Work in vacant units, occupied units, and common areas.
    • Maintain vehicle log when an OHA vehicle is used. Monitor maintenance and repair of the vehicle assigned to team.

    Additional Responsibilities

    • Engage in effective, professional communication with residents and OHA staff.
    • Use the appropriate PPE in the correct manner.
    • Perform work in compliance with OHA policies and applicable safety regulations.
    • Follow all applicable Fair Housing laws.
    • Successfully complete all required training, including initial and ongoing OHA, HUD, and other industry training.
    • Assist with special projects.
    • Assist with response to emergency situations.
    • Other duties as assigned.

    Qualifications

    • High school diploma or equivalent and/or a combination of training and experience.
    • Three years drywalling experience, or completion of a recognized drywall apprenticeship preferred.
    • Lead Paint Certification preferred.
    • Advanced skills in the repair and installation of drywall and plaster.
    • Proficiency in painting skills.
    • Good understanding of the materials, tools, products, and methods used in painting and drywall repair.
    • Proficiency using personal computer with Windows OS, MS Office Suite, web-based data management systems, tablet, smart phone, digital camera, and other office technology.
    • Proficiency with construction tools and equipment, including basic hand tools, power tools, painting tools, and drywalling tools.
    • Valid motor vehicle license; good driving record sufficient to be insurable under OHA's Auto Insurance Policy.
    • Ability to establish and maintain effective working relationships with co-workers, consultants, contractors, government officials, and residents from a broad range of socio-economic backgrounds.
    • Ability to read, write, speak, and understand the English language.
    • Basic math skills, including addition, subtraction, multiplication, division, and geometric calculations.

    Schedule

    • Primary schedule is Monday through Friday, from 8:00 AM to 4:30 PM, but this may be modified to respond to emergencies.
    • May require working holiday, weekend, morning, evening, or overtime hours.

    • May be in high places, including on ladders and scaffolding.
    • May require wearing a variety of protective equipment for extended periods, including mask/respirator, eye protection, hearing protection, coveralls, gloves, and headgear.
    • May require contact with or proximity to household pets.

    Abilities

    • Physical and cognitive abilities sufficient to perform all the job functions.
    • Ability to perform heavy physical labor for extended periods.
    • Ability to work up to 100% of shift standing and/or walking.
    • Ability to walk, balance, bend, crouch, kneel, reach, twist, climb, crawl, push, and pull.
    • Ability to move and transport objects weighing up to 50 lbs. frequently, and up to 100 lbs. routinely, and more than 100 lbs. occasionally.
    • Ability to communicate in speech and writing.
    • Hand-eye coordination, manual dexterity, and sensory abilities sufficient to operate office technology, power tools, painting equipment, and motorized vehicles
    • Mobility sufficient to visit all assigned work sites
