    The Property Manager is responsible for overseeing project operations, tenant relations, and tenant improvement (TI) management activities for a set of assigned properties within a portfolio. The highly motivated individual will also assist in many aspects of the Companys operations including, but not limited to, an understanding of property financials and concepts, strategic plans, tenant leasing, TIs, new construction, due diligence, and budgeting activities as necessary for the North Carolina region as needs and growth dictate. This self-directed individual will also work across teams to deliver differentiated service and value to our tenants and be capable of resolving complex issues in a timely manner while prioritizing and handling multiple projects simultaneously.

    Duties and Responsibilities

    Property Management

    • Perform property management functions to include a physical inspection of the property and tenant spaces at least once a month.
    • Work closely with assigned third-party building engineers to resolve day-to-day property and tenant issues.
    • In conjunction with the assigned capital projects/facilities team member, plan, manage, and track approved capital projects as well as routine maintenance to ensure on-time and on-budget completion with minimal business interruption.
    • Perform accounting functions using the Companys management control system.
    • Complete all required city and agency forms and renewals on time.
    • Keep head of the property portfolio workstream apprised of significant matters related to assigned properties and perform other duties as requested.

    Financial Reporting

    • Prepare weekly, monthly, quarterly, and annual reports in accordance with Company protocols and requirements.
    • Participate in the development of the annual property operating budgets.
    • Collect monthly rents in timely manner.
    • Reconcile financial statements, ledgers, and operating expenses.
    • Ensure any outstanding AR issues are quickly resolved.
    • Demonstrate a working understanding of property/portfolio financials and ability to develop a strategic operating plan to enhance property performance.

    Tenant and Life Science Community Relations

    • Respond quickly to tenant requests and questions.
    • Develop relationships with management and facility representatives for each tenant, adhering to any tenant outreach programs that are in place.
    • Review operating expense variances and make determinations on when to adjust tenant charges, involving the tenant in the process.
    • Ensure amenities are refreshed and present well, proactively suggesting market-responsive improvements and additions as appropriate.
    • Understand each tenants space needs to provide flexibility/expansion/relocation options within the real estate portfolio, working in conjunction with other teams.

    Property Operations Support

    • Participate in property operations setup including, but not limited to, back-of-house operations, major building equipment commissioning and operations, and engineering team oversight.
    • Working closely with other teams, support TI projects, including, but not limited to, work letter administration, tenant plan review, architect and contractor engagement and management, budget and TI allowance monitoring and management and project close-out.
    • Facilitate and support leasing activities by working with the regions leadership, the construction and development services team, general contractors, sub-contractors, and leasing agent(s) to ensure that all operations support the strengths of the portfolio.
    • As directed, support tenant build-outs and mechanical and other major building system upgrades, including capital project oversight and implementation.
    • Review construction schedules to direct adjustment of work activities as needed to avoid disruption to other tenants in multi-tenant buildings.

    Qualifications and Experience

    • Bachelors degree, required.
    • Minimum 35 years of proven and documented success in the asset/property management industry with direct practical experience setting up operations for, operating, and managing sophisticated facilities.
    • Experience with complex life science facilities highly desirable.
    • Exceptional communication skills, including strong client service focus.
    • Well-developed financial skills.
    • Working knowledge of preventive maintenance database systems and laboratory HVAC systems required. Knowledge of central plant operations a plus.
    • Understanding of key liability and legal issues in property management.
    • Experience with TI projects, ranging from build-out of building shell space to modifications of built-out space to demolition of and complete renovation of existing built-out space.
    • Outgoing and energetic involvement in community and industry organizations.
    • Knowledge of key liability and legal issues in property management.
    • Computer proficiency with strong knowledge in spreadsheet preparation and working experience with all Microsoft Office products, Angus, and JD Edwards and ability to quickly learn proprietary software systems utilized by Alexandria.
    • Ability to work a flexible schedule to include obligations outside regular business hours and travel as necessary to meet project goals.
