    JOB SUMMARY:


    Incumbents for the position of Accounting Technician will perform essential functions and multiple accounting duties as apportioned under one of three functional divisions: Accounts Payable, Billing & Customer Service, or Accounting.

    While work assignments may be primarily focused in one division area, incumbents may be assigned cross-division duties based on District needs.

    For that reason, incumbents are expected to possess a skill level that allows them to be assigned any duty at any time and become proficient in the required work within a short period of time.

    Some general types of duties expected to be performed within this position include the following.


    ESSENTIAL DUTIES AND RESPONSIBILITIES:

    Billing & Customer Service Division:

    Pro-Rations Accounting Technician:
    Proration Duties


    Prepare pro-ration requests and ensure all costs due are detailed and conveyed to owner/title companies for provision to real estate buyers and sellers.

    Processes new home sales transactions. Process re-sales transactions.

    Reviews and responds to requests from title companies, lawyers and closing agents; interface with same pertaining to questions about home closing calculations.

    Complete request for Refund Checks for sellers with credit balances and deliver to customer once received from Accounts Payable.
    Coordinate with Sales Office, Realtors and Buying and Selling Real Estate Agents as required.
    Complete Move-In, Move Out for commercial and residential tenant/deed changes.
    Monitor and update customer RV changes and charges.
    Complete Entity Name Changes after verification of deeds and adjustments required for Deal master.
    Enter Customer Adjustments to residential and commercial customer accounts.
    Customer Service Duties
    Respond to potential owner's and resident's inquiries as related to sales/re-sales and computations of the billing and closing documents.
    Provide verbal and written answers to customer inquiries regarding

    amenity/utility/sanitation

    and RV billings and services.

    Represent the departments at the bi-monthly Hometown Social, answering questions, notifying new residents in which District they reside and passing out general District information.

    Financial Management Duties
    Complete statistical compilations of workload and sales/re-sales.
    Backup to accept customer payments in the form of third-party, banking, cash, check, debit and credit cards for accounts. Assist with the processing of ACH automatic withdrawal setup, while maximizing the fiduciary stewardship of the District.
    Perform collection duties for

    amenity/utility/sanitation


    and RV billings to include review and analysis of final customer accounts, initial customer contact, written correspondence, and preparation of legal documents (notifications, mailings and liens) as needed.

    Assist with research related to property and title ownership, returned payments, foreclosures and bankruptcies and collections.
    Understand the Bond Assessment process and deadlines. Be able to provide accurate bond payoff information to residents and/or other requesting external parties.

    Update customer database based upon information provided by customers and ensure the integrity of the customer billing addresses through the returned mail processing.

    Prepare assigned documents by document type and appropriate scanning template.
    Performs other duties as assigned.

    MINIMUM QUALIFICATIONS:
    Associate's Degree in Accounting and/or a closely related field.
    Proficient personal computer skills and basic proficiency level in knowledge of Microsoft packages involving Word, Excel, PowerPoint, and Outlook.
    Ability to work effectively in a team environment.
    Excellent verbal communication skills and professional appearance.
    Successful completion of background check and drug screening.
    Ability to be well-organized & successfully multi-task in a fast-paced environment to meet multiple demanding deadlines.

    CERTIFICATES, LICENSES, REGISTRATIONS:
    Valid Florida Driver's License.
    Required FEMA (ICS) certifications must be completed within six months of hire.

    EQUIPMENT
    Position requires the use of telephones, personal computers and productivity software, document imaging scanners, copier and other office equipment.
