    The Property Maintenance Technician/Custodian will perform technical, mechanical, and custodial work that ensures the inside and external building, grounds, amenities, and common areas of the property are well maintained and meet TLF's standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

    POSITION ROLES & RESPONSIBILITIES (Including but not limited to the below):

    • Mechanical Skills: Required to have a good mechanical skill to handle repairs and fixtures
    • General Maintenance Skills: Required to have good maintenance skills, and knowledge of how things work and how to keep the place organized, as well as how to tackle maintenance tasks in a fast and easy manner
    • Plumbing: Includes the repair and installation of faucets, pipes, toilets, water dispensers, refrigerators, and washing and drying machines (Also the ability to adequately analyze a situation and determine when an outside vendor/professional is needed to avoid making the problem worse)
    • Electrical: Knowledge of electricity includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, climate control systems, equipment and appliances, and camera and computer systems, conveyor belts, TV's and office equipment, and running conduit for new electrical needs (Also the ability to adequately analyze a situation and determine when an outside vendor/professional is needed to avoid making the problem worse)
    • Carpentry and Drywall Repair: Includes filling in small holes caused by nails and minor dings from normal wear and rear and any carpentry work as needed to furniture, doors, and cabinets
    • Painting: Includes ongoing touch-up work following damage repair and applying new coats of paint to walls
    • Appliance Repair: Includes the repair, replacement, or installation of household appliances, such as refrigerators, microwaves, coffee machines, washers and dryers, hot water tanks, and air conditioners. (Also the ability to adequately analyze a situation and determine when an outside vendor/professional is needed to avoid making the problem worse)
    • Grounds Keeping: Includes cleaning outside common areas for debris and maintain the grounds
    • Cleaning: Includes cleaning and maintaining a tidy and professional appearance throughout the day for the entire property. To include but not limited to: moping, sweeping, and wiping down floors, other surfaces, cleaning mirrors and equipment, maintaining bathrooms, lounge, common areas, gym, office areas, distribution facility, conference rooms, cleaning fixtures, and organizing the property and its various common areas and workspaces, and maintaining all supply needs
    • Time Management: Includes maintaining an organized scheduling and tracking system on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level or urgenc
    • Coordinate Special Projects as Directed
    • Perform routine maintenance of air conditioning systems.

    QUALIFICATIONS / SKILLS / REQUIREMENTS:

    • High school diploma or GED
    • Ability to read, write, and speak English to communicate with customers, process company paperwork, and interpret safety and operating manuals and procedures.
    • Basic computer skills/knowledge required to perform job functions
    • Ability to follow instructions from the supervisor
    • Knowledge of general carpentry and repairs
    • A valid driver's license and/or reliable transportation required
    • Required to provide own (industry-specific) hand tools
    • Ability to use hand tools and power tools
    • Excellent organizational and time management skills
    • Excellent Verbal and Written Communication Skills
    • Ability to work in extreme hot and cold conditions
    • Frequent need to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to navigate difficult terrain and access small areas.
    • Related Experience in trades preferred
    • Prolonged periods of standing and walking
    • Must be able to lift- up to 50 pounds at a time
