    Our client is actively seeking an Assistant Project Manager who will work closely with the Executives, Project Managers and Project Support Team to ensure that our client expectations are met.

    They act with a high level of autonomy and must be able to effectively manage competing priorities and tasks, often switching frequently from executing tasks to coordinating / following up on the work of others.

    The incumbent must be able to build trusting relationships will varying levels of project staff and communicate expectations clearly. They should be masters of monitoring and following up on their own and delegated tasks.

    Their primary mission is to ensure the critical path of project execution is disrupted with minimal affect by anything that would cause project delays; while, communicating with the Project Managers and Executives to ensure that any necessary client updates are delivered in a proactive manner.

    Must be a U.S. resident and live within the area of Laguna Hills, CA.Job Description Project Management (90% of Job Duties)

    Own the building plans including maintaining plans and making sure plan rack is updated.

    Review and interpret building plans to ensure an expert understanding of each assigned project to coordinate activities in a manner that minimizes project delays, aligns resources, coordinates key activities, and maximizes the profitability of the project by ensuring costs are contained, and all recoverable costs are recouped.

    Get project signoffs from architects and engineers.
    Oversee all activities related to building supplies to ensure build-integrity and keep project on track including:
    Coordinate supply deliveries to coincide with building project plans.
    Take product samples from the sub and review them based on the plan and budget.
    Submit to architect/engineer for approval.
    Perform Takeoff when confirmed correct by architect/engineer.
    Review substitutions for conformance to plans. (example of HVAC unit, may be different but needs to be similar dimensions to fit space and align with weight restrictions)

    Securing change orders as neededWork with Superintending for all finals, receive updates and provide support, escalate issues as needed, including:

    Request 3-week schedules from SuperintendentsOrder plans for SuperintendentsPrint Exhibit # 1 and Exhibit # 3 in subcontracts for new Superintendents if available on serverType and process all Owner Change Order and proposalsMonitor Procore and ensure all data / files are correct and up to dateMake sure tasks are completed by other project team membersMake sure RFIs doneMaintain up to date records and bidsReview every subcontract and make sure info is correct prior to sending to owner for signature.

    Pushes out updated / modification plans to subs after Eos does a review of them on ProcorePerform tasks and oversight of bid process, including making sure all plans on bidmail are up to dateOther Duties (10% of Job Duties)Provide support to project owners to preform miscellaneous administrative tasks as directedBackup other project related staff and assist as neededQualifications Ability to read and interpret building plansExperience on active commercial construction sitesFunctional ability to use Procore, Bluebeam or other related softward (preferred)Highly proficient in MS Office suiteH.S.
