    Primary Purpose of Organizational Unit


    Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service.

    Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space.

    The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, Life Safety Services, and the Office of Waste Reduction and Recycling.

    Housing Support is an effective team of employees providing maintenance and repair services, including a safe and secure environment for the 9000 students living in 37 residence halls and 700 apartments.

    Trade skills include cabinetmaking, plumbing, carpentry, electrical, electronics, sheet metal, roofing, painting and HVAC.

    We identify, estimate, plan and complete minor facility renovation projects via our own Housing Support internal shops, Facilities Services Construction Shops, and/or private contractors.

    We provide year-round, 24-hour customer service to our resident students and Housing staff. Housing Support also conducts all scheduled facility maintenance inspections within its facilities.

    This unit is the primary point of contact for the residence halls and dispatches the request to the appropriate shop.

    Position Summary

    A SIGN-ON BONUS OF $5,639 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:

    $2,819.50 WITHIN 30 DAYS OF HIRE DATE & $2, MONTHS AFTER HIRE DATE.


    Serve as Lead Technician over all HVAC Mechanics in Housing Support, ensuring the proper installation, maintenance, and operation for all Housing and Residential Education department's 37 residence halls, 700 apartments, and offices and associated buildings.

    Responsibilities include but are not limited to operating and performing preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical, and Hydronic based HVAC systems.

    Tasks include but are not limited to the installation, maintenance and repair of Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, Bearings, Pumps, Motors, Direct Digital, and Pneumatic controls, as well as monitoring the Building Automation System (BAS) via laptop.


    Systems supported include heat pumps, furnaces, split/package ac units, mini-splits, VRF systems, ice machines, air compressors, air dryers, FCU, VAV systems with reheat, boilers, dehumidification systems, direct digital controls, Pneumatic controls, 24-volt controls, air handling units, Dedicated Outdoor Air Systems, hydronic pumps, exhaust fans, and single and three phase motors.

    Minimum Education and Experience Requirements

    High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification.


    Optional Guidelines:
    experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

    Required Qualifications, Competencies, and Experience

    A diverse understanding of the HVAC field including Building Automation, Controls, Refrigeration, Auxiliary Systems, and Water Treatment. Ability to lead other qualified HVAC Techs/Mechanics in these areas.


    Ability to read and interpret manuals and instruments dealing with complex mechanical equipment; review sequences of operation for all control modes; review sensors for central units to determine accuracy; verify operation of relays and switches; connect test instruments and observe output signals.

    Requires preventive maintenance skills and the ability to diagnose complex system-wide issues affecting residents, and safely, and troubleshoot the following systems:


    CONTROLS:
    Monitor BAS via laptop and use this information to verify efficient operation of equipment.

    Requires the ability to calibrate, commission and make adjustments as needed, and to change boards and system controls to keep the systems in specification with UNC Energy Management policies.

    Monitor and adjust the pressure regulator to prevent damage to pneumatic controls and valves throughout the building.

    Requires the ability to monitor and replace coalescing and oil filters to prevent building pneumatic systems from being contaminated by moisture and oil, properly calibrate each Variable Air Volume (VAV) box with reheat from the controller and set up proper air pressure on the Pneumatic thermostat.


    REFRIGERATION/DX:
    Operate and perform preventive/predictive/reactive maintenance and repairs on a diverse set of commercial, industrial and residential refrigeration systems.

    Equipment supported includes but is not limited to Roof Top Package Units (RTU), Dedicated Outdoor Air Systems (DOAS), Variable Refrigerant Flow Systems (VRF), air dryers, dehumidification systems, residential package and split systems, Heat Pumps, Ice Machines, and mini-splits.

    Requires an understanding of refrigeration and the refrigeration cycle and the ability to understand how and why the correct size, refrigerant charge, and maintenance on this equipment affects the overall health and comfort of a building and its occupants, preventing mold, mildew, and allergens.

    Also requires the ability to comply with State, Federal and company policy and standards including EHS, EPA and OSHA. Responsibilities also include the maintenance and repair of several small boilers.


    AUXILIARY:

    Operate and perform preventive/predictive/reactive maintenance and repairs on commercial HVAC equipment, including but not limited to air handlers, exhaust fans, water pumps, air compressors, fan coil units (FCU), Variable Air Volume Boxes (VAV), motors, motor controls, and electrical safety devices.

    Work performed includes but is not limited to diagnosing and replacing single phase and three phase motors, motor controls and starters; maintaining/repairing/replacing bearings, fan wheels and shafts, and analyzing vibration in rotating machinery, performing laser alignment for couplings and sheaves, and properly tensioning synchronous drive belts.

    Responsibilities also include changing large quantities of filters, cleaning coils and air handlers, and resolving condensate issues and other leaks.


    OTHER:
    Computer skills are required to operate the Computerized Maintenance Management System. Perform preventive maintenance and repair on buildings.


    Requires the ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions may require the University to close, and the ability to periodically serve on-call duty on nights, weekends, and holidays.

    While on call, this position is responsible for all HVAC equipment within the Housing Support unit.

    A valid NC Driver's License or the ability to obtain one prior to start date.

    An EPA universal refrigerant certification or the ability obtain one within 90 days of hire.

    Preferred Qualifications, Competencies, and Experience


    Progressive experience in commercial, industrial, or residential HVAC equipment PM and repair (air handlers, exhaust fans, air compressors, water testing, hydronic filtration systems, etc.) with the ability to read and interpret mechanical and electrical diagrams.

    Welding, brazing, and soldering experience. Understanding of plumbing as it relates to HVAC systems.

    Experience in setting up building hydronic systems and understanding of the role water chemistry plays in the life of equipment.

    Required Licenses/Certifications

    An EPA universal refrigerant certification or the ability obtain one within 90 days of hire.

    Special Physical/Mental Requirements


    Ability to climb ladders; move objects weighing at least 50 lbs., with or without a reasonable accommodation; and wear a respirator and other required personal protective equipment such as safety shoes, eye protection, and arc flash safety gear.

    ELIGIBILITY FOR SIGN-ON BONUS

    The selected candidate for this position may be eligible for a sign-on bonus.

    A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
