    Description

    Position Summary:

    Combining estimating expertise with strong contract management skills, responsible for assisting with the creation of accurate project estimates, soliciting, and analyzing subcontractor bids, and drafting and managing subcontract agreements.

    Estimating Support:

    • Assist with issuing Invitations to Bid for various project Estimates.
    • Assist with ensuring we have ample subcontractor coverage for all necessary bids.
    • Analyze project plans, specifications, and blueprints to assist in the development of accurate and detailed cost estimates.
    • Assist in developing and preparing bid packages and scope sheets for subcontractors, including specifications, drawings, and contract terms.
    • Assist with takeoffs of materials, labor, and equipment required for each project phase.
    • Develop and maintain project cost control plans and identify potential cost risks.
    • Collaborate with the Estimating Manager to ensure estimates reflect project requirements.
    • Present estimates to the Estimating Manager and address any questions or concerns.
    • Assist with coordinating and conducting pre-bid jobsite visits for estimates as requested by the Estimating Manager.
    • Perform other duties as assigned.

    Contract Management:

    • Assist Project Executive in consolidation and analysis of project specific bid proposals from vendors. This includes evaluation for scope adherence, cost, and schedule adherence.
    • Solicit bids from qualified subcontractors and negotiate competitive pricing post bid on a project-by-project basis.
    • Analyze subcontractor bids, identify discrepancies, and recommend the best value for the project. Prepare buyout reports for review and approval by Project Executive.
    • Draft, review, and negotiate subcontract agreements, ensuring alignment with project requirements and industry best practices in coordination with Project Executive.
    • Manage subcontract administration through execution on multiple projects. Includes distribution for execution, verification of execution, and reviewing any requested modifications with Project Executive.
    • Maintain accurate and up-to-date contract documentation.
    • Work collaboratively with project managers, Estimating Manager, and subcontractors to resolve issues and ensure project success.
    • Create Subcontract agreement templates for various scopes of work.
    • Update and maintain template library of different trade contract scopes of work, continually updating for relevant information and changes in the market.
    • Facilitate the buyout process on all projects and assist with handing over the project to the Project Team.
    • Participate in project turnover meetings to download project team on subcontractor selections, buyout process, subcontract agreements and any other pertinent project information.
