    ROLE:


    • Assists in the loan process by verifying information in all loan files. Ordering documents needed to complete the files, updating information on the computer system and following company's policy and procedures and compliance with pertinent regulatory requirements.

    DESCRIPTION OF DUTIES:


    • Once file is submitted to Processing they will review the loan application for completeness, if something is missing email Loan Originator for missing documentation. Orders Written VOE's, orders appraisal and requests title and anything else that is required per DU Findings. Reviews incoming data and communicates this with the Loan Originator of any potential issues or problems.
    • Verifies income calculations and corrects as per Written Verification of Employment. If Self Employed verifies Cash Flow Analysis and communicates any discrepancy with the Loan Originator.
    Reviews Credit report to make sure there is nothing that was overlooked by the Loan Originator, (ex:
    student loans in deferment, charge offs, non-medical collections, etc per guidelines). Responsible to communicate errors with the LO. Re-calculates front and back end ratios and compare to DU findings. If there is a change re-run DU and make the LO aware of the change via email. Prepare submission package to underwriter. Make sure everything is completed and verified as per DU findings


    • Reviews Appraisal and Title Commitment in its entirety, any Appraisal correction request that needs to be made will be done by the processor. They will request Title update or correction if needed. Requests Evidence of insurance with mortgagee clause and loan number.
    • Submits processed loan to underwriter. Once file is underwritten, reviews conditional approval and goes over underwriting conditions with Loan Originator. Works conditions along with the loan originator and gets them resubmitted to underwriter for final approval.
    • Requests termite inspection report via email to the Real Estate Agents. Reviews termite inspection report, if any active infestations, this must be communicated with the loan originator to discuss with agents for a solution.
    • Coordinates closing date with the Loan Originator and Closing Coordinator, ,then schedules closing also adding it to the Mortgage Calendar, if a closing date extension is required, make sure the loan originator requests a closing date extension and it is added to the sales contract in the file.
    • Must comply with all company policies and procedures, applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.
    • Demand of myself, and others, the highest level of integrity, leadership, accountability, and teamwork.

    EXPERIENCE:


    • Experience with different types of mortgage loans, escrow and ARM requirements preferred.

    EDUCATION:


    • High School diploma or equivalent is required.

    SPECIFIC SKILLS:


    • Above average communication skills.
    • Ability to work as part of a team or independently to achieve production goals.
    • Excellent time management skills and the ability to adapt to changing needs of the department.
    • Ability to work in a fast paced, high demand role.
    • Proven ability to provide accuracy and efficiency while meeting tight, established time lines.

    ADA REQUIREMENTS:

    PHYSICAL REQUIREMENTS:
    Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing/descending stairs in emergency situation.

    Must be able to operate routine office equipment including telephone, copier, computer terminal and keyboard, facsimile, calculator, and understands computer basics.

    Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely attendance.


    WORKING CONDITIONS:
    Must be able to routinely perform work indoors in climate-controlled private or shared work area with minimal noise.


    MENTAL REQUIREMENTS:

    Must be able to perform job functions independently or with limited supervision and work effectively either on own or as part of a team.

    Must be able to read and carry out various instructions and follow oral instructions. Must be able to speak clearly and deliver information in a logical and understandable sequence. Must be able to perform basic mathematical calculations with extreme accuracy.

    Must be capable of dealing calmly and professionally with numerous different personalities from diverse cultures at various levels within and outside of the organization and demonstrate highest levels of customer service and discretion when dealing with the public.

    Must be able to perform responsibilities with composure under the stress of deadlines/requirements for extreme accuracy and quality and/or fast pace.

    Must be able to effectively handle multiple, simultaneous, and changing priorities. Must be capable of exercising highest level of discretion on both internal and external confidential matters.

    Ability to perform non-complex arithmetic calculations (addition, subtraction, multiplication, division, percentages) to prepare loan files for submission to loan underwriters, normally achieved through a high school education.
