    About Our Retail Team

    Our retail is the beating heart of our mixed-use developments. We've thoughtfully designed and built over half a million square feet of retail and manage over 100 tenants. We currently have another 44,000 SF under construction and 70,000 SF in design. Retail is the center of each of our developments and supports our office and multifamily populations with great dining, services, and experiences.

    About the Position

    The Associate position will support all elements of the Retail Asset Management team in a fast-paced and challenging environment. The role will support an Asset Manager in managing the operations, financing, reporting and valuation of the company's investments. The position may also include responsibility for the oversight of individual assets and strategic projects under the supervision and direction of the Asset Manager. The position requires the ability to understand fully the assets' investment objectives and strategies, related loan documents, and historical and projected property performance. The Associate role is intended to provide the opportunity for motivated, talented individuals over time to gain the experience and judgment to progress to an asset manager role.

    Job Responsibilities:
    • Track financial performance, budgets, loan requirements, and business strategies to determine operational trends and improve portfolio performance
    • Prepare monthly financial reports, reforecasts, quarterly distributions, and annual budgets
    • Update financial modelsand budgets for existing projects, acquisitions, dispositions and new developments including comparisons of original budgets to projected costs to complete the project
    • Review year end tenant expense reconciliations and present to tenants.
    • Prepare lease abstracts and ensure that tenant ledgers are correct and accurate.
    • Ensure that tenant move out charges are assessed correctly to tenant ledgers and collected by PM.
    • Assist Property Manager with tenant receivable collections and reconciliations of tenant ledgers
    • Perform comprehensive market research to learn local market economic drivers
    • Analyze tenant sales for stability and profitability of business
    • Assist with financial analysis related to leasing, debt service, yield maintenance, breakeven forecasting, and long-term projections
    • Assist with due diligence and support transaction executions including new construction loans, refinancing and asset dispositions
    • Manage loan administration activities including periodic reporting requirements, compliance and monthly draw requests
    • Gather data, images, and information for project underwriting packages and transaction proposals to present to the Company's executive team, investors, and lenders
    • Interface with other departments including construction, development, accounting, risk and property management
    • Represent the company in a professional manner, exemplifying high company standards and a strong work ethic

    Qualifications

    Candidates must demonstrate a combination of academic aptitude, quantitative skills, personal motivation, and distinguished written and oral communication skills. It is strongly preferred that your background includes:
    • Bachelor's degree in a related field (Finance, Economics, Accounting, Real Estate)
    • 2+ years of experience in Real Estate Finance, Real Estate Consulting, Real Estate Management, or Public Accounting preferred
    • Dedication to building a career in the real estate industry. Related real estate experience through professional work or internships focused on real estate analysis and modeling preferred.
    • High level of proficiency with Microsoft Excel and data analytics with strong attention to detail
    • Experience with Yardi a plus, but not a requirement
    • Demonstrated ability to effectively multi-task and prioritize assignments in a dynamic work environment
    • Strong communication skills, organizational skills, and ability to develop and foster successful team relationships
